Otterkill - the glass shower enclosure was custom and done by a local glass shop. I prefer not to share costs publicly online. Not to mention costs can vary a great deal depending on the materials you use, prices and deals on materials, and regional labor costs. For those on a budget you can replicate this look for less if you use a different marble or other materials. There are some great porcelain tiles and quartz countertops that can create a similar look for much less. Calacatta gold generally runs $20+ a square foot for tile and over $200 a square foot for countertop slab. I suggest shopping around to get a sense of what you like and the costs and then drafting a budget. Then from there you can see where you have give and take in your budget to save on some items and splurge on other items. And as always check out Craigslist or Ebay for deals. Who knows, you may find a wonderful deal on closeout tile or remnant slab.

This is really hard. At least you have some choices. I personally do not mind NOT having a toilet room. (I have one now, but not in the last house). If you can fit one in, it may appeal to a few more people. ( When we sold, we had 3 people wanting our home and it had no toilet room). Our tub sat under two corner windows with a wonderful view. So if you would rather a big shower than a tub, make sure you get the shower you want. I like Mongot's 2nd option, but would leave out the linen cab next to it. Hang your towels and add a small bench there. Supposedly, the door on the toilet room should swing out, but the one on house that we own now does not. If you leave it closed all the time, it does not matter. If you like it open, it will block your window. Also I noticed that on some of your drawings, you have lost 6 inches of your 9 foot 6 inch length. That space would make your shower much larger. Of your drawings, option B appeals most to me. Option A closes up your space and C wastes too much space. If your shower can be enlarged to 42 in or 48 in by about 5 feet, that would be really nice. I added a couple of other ideas. I personally like two vanities better than one. The cost should be similar if the total size is the same. Option A1 cuts back on vanity size, but you get a linen and toilet room. A2 has 2 vanities. I still like stand alone vanities for the style. Option 3 gives you more vanity space on one wall, but I don't know if an angled door is the best option. I'd probably do drawers on the end of the long vanity by the window. More light.

I agree with the others that your perimeter plan is good - makes sense and it's functional. Dining: This, I understand, is your only dining area. Could you tell us something about how you envision using your dining space? Both the island and the table? Why do you need seating at the island? Do you entertain large groups and so need the extra seating? How large an overhang are you planning? Does it need to be large enough for eating a meal or is it just for casual seating while talking to the cook? I'm assuming that the island is one level. (Please only one level - much more useful) Tell us about your ideas on the island cabinet configuration. Does the island have to have 34" cabinets or can they be smaller? For example if you did 30" drawers/cabinets instead of 34" you would shave off 8" and nicely widen your aisleways. And then look at 8" on a ruler - not very much space and you would gain more in the comfortable use of your space than you would lose in that 8" of storage. (Personal opinion) Cabinets are 24" deep and it looks like you only have them single deep on your island so do you have a 2' overhang or are the cabinets double deep. Does the island have to be 4' deep or can it be 3-3 1/2' deep. I'd like you analyze those ideas in the hopes of trying to free up some space so that you can still have the required # of seats in an area that doesn't feel so tight. In order to keep the stairs and get the seating that you need/want you are down to inches of space (we all wind up there at the end when designing our kitchens so don't get frustrated and we all at some point, get to a point along the way of wishing we had not started the #%#&** project) so maybe analyze the island - what do you want vs what do you need. There's a compromise in there somewhere.

Wow what a lovely plan. You must be very excited. Must the entire house be done all at once? I believe everyone who has done a minor update in their home (half bath ) to a giant full home renovation has to go through the dreaded Want vs Need list. Each person or corporation doing a renovation must figure out their budget and what they want to spend on their project.. Some people have unlimited funds but even those folks put together a plan. Do you have a General contractor or is your architect doing both? Sometimes a GC can really help control costs and help control the scope of a project and stay within budget. With that said, is your scope itemized or listed in sections per price? Your contractor/architect could probably help you figure out how to trim costs and to even do things in sections. What has your architect suggested? I would go through your list of wants vs needs and see which falls into place. Sometimes it is about deciding the structure (basement) of the house is more of a need while the La Cornue Grand Palais range is more of a want. I wonder if filling in the basement might end up being the cheaper option in the end? With a smaller basement you could make your entire project smaller. So much to think about but I am sure you can do it! You are on your way to making your dream home a reality.
