Comments (1)One thing to ask is how will the tiler waterproof your shower. The tile install and water proofing and heated floor for my 8x13 was over 8k, without a steam shower which I was quoted thousands higher for, so your quote seems low if he is properly leveling for the heat mat and properly waterproofing the steam shower. To properly do a steam shower should cost more than the entire tile quote you were given according to my three quotes last year. Is this a fix price contract? I paid 65k for my similar sized bath but 22k was to build the structure above an existing first floor sunroom of my Ct. shoreline 1920s house so your second and third quotes are on par with mine without a steam shower. The first is a low ball and most likely not quality work. I do have concerns that your steam shower, which is so important to get right, is way too low to be a good install. eta, I did not do a soaker tub so add another 8 to 10k for that to my cost too....See MoreHelp me set a budget range for updating bath
Comments (16)Thanks for talking to me about it everybody. I canceled two meetings with design-build places but am keeping one meeting with the one I am most interested in. Don't want to waste people's time. I am also researching costs and maybe labor is much more expensive than I am guessing. I have a spreadsheet and have been plugging in what I think are decent costs, and am coming up to about $20k, with $6-8k for labor but those are guesses. I will have to get some estimates to see what real reality looks like. I know that people re-do bathrooms for not much money. If you look at people who flip houses and who rehab rental properties, they are not doing $30k+ bathrooms, but they are getting inexpensive materials and inexpensive labor. North Texan did your fixture prices include install or something? Let's say I want to put in a Delta Dryden faucet, roughly $300, and a Kohler Purist shower + valve, say $500, all chrome. I only have one sink and one showerhead. That leaves me $200 for a towel ring, towel bars and TP holder to keep it at $1,000. These are quotes from online sources: We'll call this Delta Dryden widespread chrome faucet $260. Here is a Kohler Devonshire shower kit (at $100) this seems really cheap!) and valve. $80. So figure $200 for the shower!! Round up to $500 for a basic sink faucet and shower trim + valve and that's Delta and Kohler. Of course I need to pay a plumber to install them. Maybe some caulk, etc. But those are very decent prices. Am I missing something? Comments (22)The one week time frame for the project raised my eyebrows, if only because we are dealing with a similar bathroom project, except we removed a tub and are making that space a shower. We are going into our 6th week (including one week of vacation for the GC). Our single contractor and his helper laid the marble tile floor and tile shower and updated the light fixtures and switches themselves. He brought in the plumbers and painters. He is here almost every workday without fail. I won’t even get into the material costs. Except to say I did most of the buying under his instruction with the exception of installation materials like grout, sealer, and shluter bits and pieces, etc., which he purchased. I had good luck finding higher end towel bars, light fixtures, and other ’jewelry’ on E-bay and “Amazon Warehouse”, but I was willing to try ’open box’ items. I will say that our costs were way beyond your estimates, but I have trouble staying on budget. We have not received a bill from our GC yet, but I expect it to be double what the Remodeling Magazine estimated and we live in (low rent) Cincinnati. Maybe I will be pleasantly surprised. We have used our contractor on five other projects so I knew what I was in for. We work well together and do everything on a handshake, which of course is not recommended, but it works for us. We have a lot of trust between us which is valuable to me, after having worked on other home remodeling projects with other contractors who were not so dependable.
