Congratulations! It’s a terrifically livable floor plan. We made just a few changes to Mitch Ginn’s original floor plan. Have been in about 15 mos. and wouldn’t change a thing! Where are you building?

From your link describing using the tung oil, I'd go with that. I would stay away from polys at all cost as they are so difficult to repair without redoing the whole thing. I am hoping to do my kitchen floor--don't know what's under the vinyl tiles or the several layers underneath, but the rest of the downstairs is oak--white I presume? I think my trim is red oak--is that possible? My house was built in 1908. I would replace the registers also, but don't go to the expense of the linked site--they seem to only sell ones to fit modern ductwork; check out salvage shops/antique shops...there is one in my town where I've bought a couple registers from their large pile--all the good old cast iron black, some with louvers, some without, but all with varying designs of patterns for the grate. I put in an additional duct to my living room, and absolutely had to have the large register if I ever move furniture to match the one in the open near the dining room doors. Your idea of tung oil has given me another and easier option than sanding insanely and doing smelly chemicals. Thanks!

I think you have a real handle on what you want but a decision this big needs people you don't know and never will's opinion. Support and agreement is good and these folks know there stuff but it's your place you will live there. You never mentioned budget but for the kitchen I don't believe your prices include labor, electrical and plumbing, do they? I do know some people that paid more for the kitchen remodel around here that you can buy a simple tired home for. 12X14 sunroom. I was in the sunroom business and didn't want one for my home, sweltering in summer and stone cold in winter. Yes you can heat and cool them and watch those utility bills skyrocket. They look to be initially inexpensive but once you factor in added utilities it is more cost effective to extend with traditional construction with a large focal window. They will tell you they will appreciate the value of your property greater than traditional construction but now that they have been in fashion for a while they can actually be a deal killer. We are looking at homes and don't want anything to do with a sunroom. Glass is glass, the greatest heat loss is through the glass in a home, until they invent a high insulating glass that is affordable that is simply a fact. R-3 per pane, maybe, you do the math. Full thermal break or not. No one would build a room and put in R-6 of insulation in a wall. Sorry I know you are focused on the kitchen but thought I might give you my spin on sunrooms.

Thank you so much for all the kind words, your interest and your support! I have been on this board for 3 years...just not recently. I took a break from these boards a little while ago, just because I was kind of getting depressed at all the gorgeous kitchens! I admit, I even felt a little jealousy! Then just recently I stopped coming because we had already made our decisions and I did not want to get confused or torture my DH with some possible tweaks and changes. I am so happy to see some familiar names here on this thread. I know this sounds cheesy, but all the kind comments almost made me get teary eyed. Like I said before, this really is the only material thing I have wanted for a long time. But I know that Gardenwebbers on the kitchen forum know that a kitchen is not a material thing ONLY...for folks like us it is (cliche time, sorry) "the heart of the home." Maine_Mare-That is good to hear! He actually did not even do these as well as he could have, because he truly thought they would be in for a few months. Where he adhered the counters to the undermount sink, you can see some clear caulking. Also, the end of the peninsula has a gap where he came up a little short! But next time, he will do an even better job and if we can keep them for 7 years like you...then we will be doing great! But I am fine the way they are, truly. Originally we wanted wood stained cabinets, but the darkness of the kitchen (no natural light) plus wood floors and a desire to have butcher block counters (eventually) made us rethink that! I never dreamed I would have white cabinets, because I lived in a townhouse for 14 years with white formica cabs and I wanted a big change from that. I am happy with our white now, tho! I have considered SS for the hood and I have seen your style before, but for some reason I am stuck on white. They were put in half assed by previous owners, so he has his paving equipment here at the house and is using fill and making it look PRETTY. A total do-over. My friends ask me if he can do stuff at their house (they are willing to pay, of course) but I say NO WAY...he still has too much to do here! I think we compliment each other well because I NEVER nag him. To be honest, there are some other things I think he should be doing rather than the brick pavers...but I also know that feeling when I feel "inspired" to do a project and I wouldn't want someone nagging me to do something else instead. mmhmgood-lol, inside the cabs we left it the natural wood color!
