Will you finish the bonus room and use it as lounge space? If so, I'd make that J-n-J two half baths, with the tub connecting the two. That way one of the halves can serve as a powder room for the lounge space without intruding on the bedroom owner's space.

Or, just have one single bath upstairs, entered from the hall, for everyone up there.

I do not like Jack & Jill bathrooms because of sound transmission, privacy, and door locks. I also do not like closets that are accessible through a bathroom, corner bedrooms with windows only on one wall, tiny "walk-in" closets, and clothes rods that turn corners.

Your math is off, or you extended the jack/jill space and now can't get into the bonus room walk in closet.

J&J.....it will save thousands of dollars to build vs 2 separate bathrooms. The sound can be taken car of with insulation and insulated doors which is cheap.

A single bath accessed from the hallway is more economical than the J&J and avoids potentially embarrassing situations that can happen in a bathroom with two doors.

Never a J&J.

I'm not a fan of J&J bathrooms at all. A hall bathroom is the better bet.

Add my vote to "one bath, door to the hallway". In addition to the advantages already listed, a single bath allows for a lot more storage space - something woefully lacking in all the bathrooms shown.

And I agree with Mark about the closets.

I'm with those who say, ONE nice-sized bathroom on the second floor. You already have three full baths on the two lower floors ... unless you just love cleaning bathrooms, why on earth would you want more? Two kids (and visitors to the bonus room) can absolutely share one bath that opens to the hall.

I don't like this J&J because it has four items ... each in its own little room. Too much division.

I don't like the idea of two minimum-sized bathrooms either.

I also vote one bath with hall access. And you have enough room to do a long vanity that’s then separated by a door to the tub/toilet. This way more than one person could use it at the same time. Also consider skylights.

I disagree with just one bathroom. For 2 bedroom and bonus 2 bathroom would be much more appropriate. From your plan they don't look too small for use of one kid. when you have 2 teenagers you would appreciate that you decided to give them separate bathroom...

Two bathrooms each with the door to the hallway. Make each bedroom have two doors to the hallway just in case anyone is going through door withdrawal.

sofikbr, we had 2 teenagers in the house who shared a bathroom (and people who used the family room on the same floor also used that bathroom). No one ever had an issue - not the kids, not their friends, not other visitors.

When our kids went off to college, they lived in a dorm where 4 people shared a bathroom. That worked out too.

In response to saving money with a J&J. You will save on the cost of one toilet and one tub and tub/shower fixtures...that might be $1000 depending on grade plus installation and a little extra plumbing. Floor tile is probably a wash because the area covered really hasn't decreased. There's a little less wall tile from removing a tub (or even less cost saved with a fully fiberglass unit). Wall framing and drywall might see a slight increase, and you may have 2 extra doors if the vanity areas also had doors. So all in you might be looking at something like $3000 to exchange two bathrooms for a J&J. So while it is true that they could save "thousands" it's a drop in the bucket compared to the full cost of a house to have it put ahead of function.

But coming back to the original question, it sounds like the poster is largely thinking about the two bathrooms for resale if the bonus room were to become another bedroom, not necessarily because they ever plan to use it themselves. In that case I would first check local real estate and see whether it is essential in your area that all bedrooms have their own bath. In a really high end area that might be the case, but most anywhere else as long as a bedroom has access to a bathroom on the same floor, that will be good enough. If it were my house I would do a single hall bath in that area with an extra door leading into bedroom 3, That way that child has direct access to their bathroom and will keep the door to the hallway locked at all times. But when you go to sell, you can still count the bonus room as a bedroom because it has hall access to bedroom 3's bathroom. You can save the money from a 6th bathroom and get a larger playroom.

A Fox you are right on most points but also factor in split HVAC, added lighting, etc and it is more. Money aside yes resale is also a factor - maybe not if forever home. But really, the main question is what works for the OP and their family. The reality of a J and J is door confusion so the real question should be 2 baths or one with hall access. No J and J at all. Again, only OP can answer as they know their budget and family lifestyle.

Thank you for all your comments! Builder said he will split the bathroom at no cost - so that is why I was contemplating on changing it to two. I am not sure if he will agree to do something else in exchange for a reduction in number of bathroom...
