Comments (14)Keep in mind that you are thinking of starting a family in the next year. You may want to consider holding off on a coffee table and having several end tables so you can place a play mat down in the center of the room and have a place to set bottles etc. and baby monitor next to you. Leave space for a baby swing and a play pen to be later exchanged for cube storage for toys. I may consider placing the TV on the wall flanking the chaise portion of your sofa with something under it that can be later used for toy storage. A TV over the fireplace is pretty high for toddlers to watch. Just thinking of the baby shark video and my niece interacting with it - dancing, running and hiding, celebrating when she is safe . . . and all the other learning programs that she loves watching and interacting with while watching. Maybe visit a few friends with babies and toddlers and find out what works for them before making any final decisions. Comments (2)I would not even start if you cannot make the flooring all same level. Put some swivel chairs by the fireplace, but focus on the water view for larger furniture. You might have to have a TV end of the room, and another grouping of furniture for entertaining. Keep in mind how hard it is to see the tv screen if you have a wall of windows....See Morehelp with living room layout please!

Comments (16)I got it pretty close to the set up described and in the sketch although my chairs are a bit bigger and my credenza will need to sit back further towards the kitchen. Im going to give it a couple days to arrive so that I can make sure I find the right layout before I measure for the rug. I’m going to have to work with the wall color. I’m not going to get my way on this (we talked about it again) and we all know how difficult marriage compromises can be. So the beige stays. Every time I plug in a rug in those visualization apps though I find myself leaning towards a more solid red or orange. Maybe I just can’t see past the pattern in the chairs and don’t trust my eye for what works and what doesn’t. I have a strong bohemian flare and we live in the desert if that helps with my color scheme. I also don’t want to make much in the way of structural changes to the house at this point until we are certain this is the house we want to stay in longer term and some time opens up for me to tackle projects. I wasn’t going to put a coffee table in this space, but I really like the ideas shared and would reconsider that addition. I also like the little round table by the window idea. The mom in me though sees both spaces as a dumping ground for my kids’ crap.
