Final floor plan review (open floor plan) What do you think?
Comments (17)Thanks for all of the reviews. I will make sure to change the swing of the bathroom doors and will most likely make the pantry door a single outward swinging door. As for the family room, it's 18 x 18'2 including fireplace and built-ins. I'd like it a little bigger but we're tweaking an original plan and trying to only make minor changes to keep the costs down. I think since it's an open plan, I'm ok with the size. I've measured the size against our current family room and I've seen pictures of the family room in a built house and it seems large enough. lyfia, I hear what you're saying about the location of the laundry room but it doesn't really bother me. As for the front porch, I think it's 7' but that is the one last thing I have to confirm. I agree that 7' should be the minimum. Yes, we'll change the french doors to sliders. That works much better. gobruno, I hear what you're saying about the bedroom with the small dormer as the only source of natural light. Unfortunately, in order to keep the elevation the same, I don't think there's much we can do. I'm going to look at pictures of larger dormers to see if we want to make them larger. There are skylights in the playroom but I think we're going to add a large dormer instead. Thank you all for the reviews!...See MoreNeed help w/ paint in open floor plan
Comments (5)What a treasure you found. How fun to decorate and make it your own. Lovley place. I have a double story open floor plan house and I use a color called Baked Scone by Behr. It is a very light color but it is perfect. It has a creamy yellow base to the hue. Image the soft crust opening to a flaky baked scone and there you have it. I find it goes with everything. I have changed the color in my kitchen which opens to the Baked scone about 7 times and each color from red, blue, royal, yellow, sage green, brown caramel.. (in fact I need to repaint it again but that is another post.) Baked Scone by Behr Your idea of Whole Wheat SW is perfect as it too goes with everything. Comments (5)I feel you. We just bought a very similar condo. It's really hard to decorate because it's so open. Also, the more dramatic space wasn't amenable to the 'quirky where cottage meets boho' decorating style I love. The tall ceilings threw my scale all off. Things that were huge in my old condo seem tiny here, even though the place is only a couple hundred more sq ft. It's just that there's so much more volume. Are you able to install new lights in your space? One thing that really helps define our dining room area is a chandelier over the table. Other than that, the only thing you can really do is set up zones. Use your furniture to divide. Rugs can help anchor a space. Make sure they're big enough. Like for the living room zone, the feet of the sofa and chairs and entertainment unit should all be on or touching the rug. I'm not sure how much I recommend using 'room divider' type furniture because with the windows all along the one wall, it's already not as sunny as I would like towards the kitchen part of our condo. And go big, bold and colorful with some art. Big is key. You have lots of tall, empty walls. That was the hardest thing for me. The 36"x48" painting that seemed quite big in my previous place only looks like a small to medium painting here. I'm in the middle of rethinking my art strategy and planning to buy at least a few new, much bigger pieces....See Morehow to make my family room open floor plan cozy and put together
Comments (29)you may want to try sofa on the wall across from the window and love seat on window side. good job not crowding the window, by the way. if you move the sofa, keep the loveseat away from the window (you should be able to walk behind it) more on that later. having the sofas across from each other will open up the room and say "welcome, come on in" when you put a sofa across the room it says, caution keep out. your choice on how you want the room to feel. keep the sofa and loveseat the same distance from the fireplace sides, center them on fireplace not the room. if you want to keep the black footstool, try your red throw folded and draped over it and/or add a woven tray similar to your beautiful basket. (the tray will act as a place for snacks/remotes etc.) A lovely tall/and wide plant would be great behind/and to the side of the furniture on the window wall. (use a quality faux if you aren't a plant person or don't want to maintain it.)...See MoreVirgil Carter Fine Art
