Yes-I think we are being asked to pay a lot of middleman cost. In addition to the cabinet builder/craftsmen who bid a few years ago, we have a very good tile installer replacing a poorly built shower floor in our master bath. I know he could do the backsplash too. We did pay to have a design done by the renovation contractor we are talking with. When meeting with his KD, I have found that I know about as much as she does, and more in many instances, about appliances and materials, largely due to reading this site for over half a decade. And she would send us off to the store of their choice to shop for sinks and such. If I am doing all that work, what am I paying them for? My weakness is with the measurements -and now that we have a CAD drawing of that, plus a ton of other information collected over the years, I'm not sure why we would pay someone all that money. I've really done most of the work already in my shopping and studying. We also have another designer who worked with us on our previous project, and I know she can step in for a reasonable cost and work with us on materials and tweaking design if need be.

I'm bumping this back up because I've been thinking about scaling back. We are reno'd out after our kitchen, and now bogged down with painting nearly every room in the house. We also have to take out some carpet and install hardwood. The thing I hate the most is the sink right across from the toilet. We do use the bathroom at the same time, but there is barely enough room for toilet and sink use simultaneously. Plus, I hate having a mirror right across from the toilet. So, I'm thinking of keeping the vanity as a single vanity, 48", but moving the sink closer to the shower. Then we'd put tall cabinets across from the toilet for towels, toiletries, etc., which we currently keep out in the hall closet. Though I still worry about the huge size discrepancy between the bedroom and bathroom.

To me, the floorpan seems to make sense as it is. You could extend the bath slightly into the bedroom to give you a longer countertop space, about where the wall of bedroom2 runs, but you need to know if that works with your bedroom furniture. You could also slide the shower over to the back part of your closet, accessed from the shorter end, to slide to toilet down and have more countertop. It depends on your priorities.

Thoughts: - I don't see a problem with seeing the bed from the hallway, but I agree that seeing it from the side is not an attractive view. - I like the closets moved to the left. The indentation on the left gives you a perfect opportunity for a large closet. - I think you currently have sliders to the balcony/deck? I'd keep them rather than French doors, especially French doors opening outward. The door swing would inhibit your furniture placement outside. - Consider this layout: It gives you a good, large bathroom behind the head of the bed, and your traffic patterns work well. You would need to use small nightstands; as such, a lamp on the wall would work well /conserve space on the nightstand. - I switched the two pedestal sinks to one vanity sink, which would give you storage at the sink ... note that you had NO storage in the bathrooom at all. - You don't plan to have a shower? Or you're thinking of a shower over a stand-alone tub? - This tub looks huge, and the bed seems to be too narrow ... but I copied your sizes in making this mock-up.
