Your laundry room is just beautiful--love the white cabinets, the shelves with baskets, the farmhouse sink, the beadboard...well, all of it. I also find your MBa layout intriguing. It appears you may possibly have a doorless shower? If so, I'd love to see a head-on picture showing that better since I aspire to simplify my cleaning life by someday getting that and keep saving layouts that accomplish that. Well, one can dream anyway.

For mgnohio in response to his/her houzz message request to see the tile we used in our bathroom. These are in progress pics taken last March. I still intend to get finished photos of my bathroom and laundry room posted but life has thrown us several curve balls lately and 2017 isn't starting out any better. My DH is recovering from multiple pulmonary embolisms so this month has been full of hospital stays, ER visits and doctor visits. He's recovering but it scared the crap out of both of us. The lesson here is that if you experience a sharp calf pain that lasts more than a few days and you don't know the cause of the pain, even if it doesn't present with the classic DVT symptoms (his didn't nor did he have any risk factors for developing DVT), insist on an ultrasound of the calf. If we had done that, we could have taken immediate steps to prevent this serious medical issue from becoming something far worse. We are so thankful that it didn't take his life.

I'm with Enduring in that I would prefer the space given to the closet instead of the toilet. In the last house, the toilet in the master was crammed into a tiny space shared with a tub/shower combo. Really, really disliked the space. Would traipse down the hall and use the other toilet. (I used the shower in the master only one time in all of the seven years that we lived in that house.) Also, I would not put a tub in but that may be just me. (The house already has one tub.) I would much rather clean a shower once every six weeks or so (we squeegee after a shower) than have to clean the tub (bent over and on your knees) every single time it is used. Tubs use a lot of water vs the lo-flo shower heads. But, if you love tub baths and routinely use a tub to bathe, that's another story and you'll want to include it in the remodel. (If you're thinking a cast iron tub, the floor framing will probably need to be beefed up.) Not a huge deal since the ceiling below will likely be torn out anyway for the plbg. changes. The other thing I see as a problem is the door opening directly in front of the vanity. That is going to be a pain if this is a shared bath and someone else is standing in front of the vanity.

We did it in our old Victorian house for pennies. We turned a closet in the bathroom that was behind the tub (!!!) into a laundry closet with a stackable. Complete DIY job and I would definitely do it again. Our only "problem" was that the pipes up there couldn't handle the flow of water as fast as it came out of the washer. So the draining washer water backed up into the bathtub, which filled with about 6 inches of dirty water during a load until draining out. It never caused the tub to look dirty or left a ring or anything. We just lived with it as a quirk and I absolutely LOVED not having to lug clothes up and down to the yucky old basement via the yucky old non-standard basement stairs. The draining is something to really understand before you start demolishing your setup. We had no problem selling that house--everyone wants convenient laundry access and no one cared about the draining into the tub thing in this Victorian town. The hardest part was getting the stackable up the curving Victorian stairs. My husband and his friend almost toppled and killed themselves doing that. Just make sure you have a disaster plan in place--as for any 2nd floor laundry-- if something breaks or overflows, you don't want water all over going into the ceiling of the floor below. Use the best fittings that last (no plastic), the tray, etc..
