Does this labor estimate seem reasonable?
Comments (11)You need to tell us where in the country you are, since prices are much higher in NYC, CT, and California than in most parts of Texas, Nebraska and Iowa, for example. Also, not giving a list of what the materials are, it still is very difficult to say. Custom, Semi custom or stock cabinets? A lot of crown molding? Off the top, the only things that seem high are the plumming and electrical for the size of the space and relatively little movement of plumbing. Do you need to upgrade the elctrical box or add a second one to accommodate the increased outlets and lights in the kitchen? If the Plumbing estimate of 1150 includes t he first time dishwasher intallation, what is included in the "finish plumbing"? Just hooking up the sink, faucet, GD and maybe refrig? If so, that seems high to me. However, please note that my prices are in CT, which is high, but from people I contacted myself. To have a GC provide the plumber DOUBLED the cost. But after I went with my own plumber, the GC kept trying to cut costs to increase his profit elsewhere, so beware of trying that. If you want to GC yourself you will probably save a lot, but don't then call a GC for the small stuff. Most won't appreciate it. Sue...See MoreDoes this quote seem high to you??
Comments (1)If I understand correctly, Indiana statewide uses the 2003 International Residential Code plus the 2005 Indiana Amendments to that Code. A 36x36" window will not meet emergency escape and rescue opening requirements for a basement bedroom under the International Residential Code. First, although the Code requires a minimum net clear opening size for an emergency escape and rescue opening window in a basement to be at least 5.7 square feet, and you will have nearly a nearly 9 square foot window, your 36 x 36 inch windows will not comply with Code. The reason is that the minimum vertical opening must be at least 24". A 36" x36" double hung window will not meet this minimum. Only a casement type window might. Second, Code requires the sill of an emergency escpae window to be no more than 44" above the finished floor. If your window will need a framed header of 8 inches and the current basement height is 96 inches, this means that the sill height will be too high at about 52" to meet the 44" maximum height above the finished floor. Third, depending on the depth/height of the basement, a permanent escape well must be installed and if the depth of the emergency escape window is greater than 3 feet below grade, there must be installed a permanently affixed escape ladder in this well to facilitate a speedy exit from the bedroom in the case of an emergency. Fourthly, 2003 IRC Code requires all the exterior walls of this basement room to be insulated to state minimums. This will likley be at least an R-10 for the all the walls, even the walls that will only share space with the rest of the basement if it is currently unconditioned (ie. unheated). Fifthly, you will need to have the room wired and heated to Code minimums. This will include conencting to your existing heating system and wiring all walls for receptacles as well as lighting including those unfinished concrete walls if you wnat to use the room as habitable space. The basement bedroom will need to have an arc fault circuit interrupter place in the service panel to cut off power to prevent an arc fault fire. All this means, and from what you have offered, is that this plan has little chance of being issued a building permit because it does not appear to meet minimum safety, energy, and other standards for a basement bedroom. And it means that the price should be considerably higher than what you have been quoted to comply with these minimums. What you should do, is run these plans by your local code enforcement office to find out what is specifically required for your municipality in Indiana. From here, it sounds as if you are being shortchanged in the design and code compliance areas and the project will ultimately cost considerably more than you were quoted. Comments (17)The national average 5 piece master bath renovation starts at about 35K and goes up. Way up. You are way way low for this project. It also requires permits and inspections, and that the labor be done from someone licensed and insured. Which doesn't sound like he case from your chuck in a truck hack. He ain't a licensed plumber, that's for sure. Or electrician. And both are REQUIRED. He is far far to cheap for what is being discussed here. Scary cheap. As in he may rot your house down from improper work. I'd be scared to look at that kitchen work! I think your cheap little project needs to upgrade or it is not worth wasting money doing at all. No one actually puts in builder grade crapola a second time once they've lived with it the first time. It's what they dream of getting rid of as soon as possible. Labor is the biggest part of any job, so moving to better materials will not be that costly on that front. And you will get a much better return by hiring someone with better qualifications....See MoreUser
