Help needed figuring out furniture placement in spare living room

This is a spare living room off to the right of our front door. Trying to figure out furniture placement.

Walls are going to be painted a very light beige and end table replaced and possibly will introduce large square coffee table in if room allows.

Any suggestions are appreciated!

Arched window in middle of wall furthest in the room. Gets morning sunlight but very little in the afternoon

I think you need to ditch the loveseat. Put the hutch opposite the window, where the loveseat is. Move the armchair to the corner where the hutch is.

Sherwin Williams' Rice Grain will look great with your greenish sofa.

this is a parlor not living room, right now it looks like you put all the left overs in here and hoped it would work. Sorry, but you can do better than this.

1. couches face each other with hutch on back wall

2. loose the love seat couch in front of window, chairs across.

3.couch on back wall, add 2 chairs across loose love seat and hutch.

I don't see how putting a sofa facing the DR and the TV on the wall segment between them allows for decent viewing. I see your two options as (1) putting the TV in the corner (not necessarily on the diagonal -- a 65" TV is generally a little less than 60" wide -- doesn't leave a lot of space, but it can be placed flat) or (2) putting the TV on the wall between the window and the DR and floating a sofa opposite the TV and in front of the stairwell wall with a walkway behind it. I would probably use a sofa or sectional facing the sliders with the TV in the corner and a console or sofa table along the back of the sofa to give a landing spot for the DR and a transition between the rooms (most sofa backs just aren't that special base for a reading lamp too). You say you lean contemporary and the space in that corner is limited, so I would consider a non-traditional option for the TV console. This one is a lot less bulky than a traditional cabinet. It could place the TV flat or angled a bit without being obtrusive. We have a FR with an open end and lots of doors and windows like yours and the only real solution for us was to put the TV in the corner. We had a cabinet for a long time and more recently got the easel (ours is the black, which is a stain so you see grain and it comes off more charcoal than heavy black like a painted finish would be). I am so much happier with it. The components all sit on the bottom, we got charcoal grey flannel baskets for the rest of the shelf space and a cord storage box to contain the power strip, plugs and help control the cords. Once you get decide on the TV and sofa placement, the rest will fall into place.

I would try moving the furniture out from the wall, and recentering the tv so it’s more in line with the seating.

Hello Alexey, Once the house has been built and you are able to stand you living room It will be easier for you to see what will or will not work for you. Especially since you are still fine tuning various aspects in the room such as window size, etc. Thank you for the updates. That helped. Please know that the furniture placement is the only thing that is being presented NOT the style or colors in the room. we put a piano in the room in place of your electric piano. We don't have one in our selections. There is enough seating for 10 folks with the padded stools around the room. there are two book cases. One on opposite sides of the room, as you can see, this was intended to give you a "play area" for your little one that includes the open space in front of the piano. We put 4 chairs in the sitting area but you can easily move them around the room to another location or omit 2 of them and pull extra seating from the dining room table when you more guests. If some changes could be made to the interior, especially the kitchen, it might help woth furniture arrangement. Unfortunately, what I’m thinking would probably be undesirable for resale and hard-to-impossible to move furniture beyond the living room, but here it is anyway: Extend the island to one of exterior walls. On one side, it would force you to walk through the kitchen to go upstairs (what’s up there, by the way?). But, you could do this by simply placing a rolling island between the island and the wall. It keeps that from being a walkway, but is easily moved when desired. Or, on the other side, it would have you walking through the kitchen to get to the back bedroom, and the refrigerator would face the back hall. Anyway, either of these takes a walkway out of the living room, potentially allowing for furniture placement.

Oh never knew it was called that. Good to know. We just moved into this house not too long ago and haven’t gotten to this room yet. Ideally, would like to replace the furniture at some point but probably not going to happen right away. Thank you for the tips!

You need a focal point. I suggest it be the tall breakfront. Place it on the long inside wall so you will see it when looking straight into the room. Design that space first.

Add art around the cabinet.

Like photo below, you could purchase another of your print chairs and flank the cabinet.

Try the cabinet with your two end tables on either side…

Again, you can add some art.

You haven’t given dimensions of the walls, so I can't advise on where to put sofa or loveseat. One piece will probably have to go.

Dress the window.

It does look like the room where leftover furniture goes because it doesn't play well with others. The china cabinet could be a good focal point as JudyG suggests, but only if you have something to go inside it that's worth looking at. Otherwise, lose the loveseat and put the china cabinet on that wall. Fill it with books, if nothing else.

Alternatively, lose the china cabinet and keep all the seating. Add art above the sofa and loveseat, a rug and curtains, and call it done till you're ready to decide how you actually want to use the space.
