Comments (16)apologize for the late response as i didnt realize this formum doesnt send out notifications for new replies,,,that or i just dont have the right settings for my account. i appreciate all the responses and like the corbell or trellis idea to add some dimension to a rather flat facade. also a round accent, which can be used as a roof vent would be a nice touch. to answer some of the questions: 1. yes the right side of the garage was raised to accommodate a van. i recently spoke to a garage installer and the plan was to raise the left to match the right. i do like the idea of widening the trim but this will require some modifications to the vinyl to bring in the lip. i have planned on going with a 2 panel door with square window accents on the top in white. i played around with door colors like going brown but it brought way too much attn to the garage doors. 2. i decided to hold off on the garage doors for a few months since the priority shifted towards fixing our leaking roof, which will be started in a couple weeks. the color of choice i have debating on for weeks to the point where i now drive around town looking at roofs and gutter colors/styles. we narrowed the choices down to going with a slate or charcoal since the ultimate goal is to do less w/ the red/tannish accents. i decided on a GAF timerbline charcoal color with matching 5-6" gutters or even a white gutter. still TBD on those choices. 3. windows: the brown is actually the metal frame for the window. the red is a metal trim that was part of the vinyl siding install. im considering painting the red to white...adding some interior white shutters. i just hope the brown doesnt clash too much w/ the white. wondering if painting the brown is a bad idea im terrible at photoshop(actually ms paint) but at least this gives a decent idea of how it might look. appreciate all the input... stage 1: replace roof shingles, add the circular vent trim accent stage 2: garage doors stage 3: shutters, lights, window trim, maybe the trellis or corbell stage 4(my dream) paver stones in the driveway and add brick/stone facade accents, redo the brick steps on the left and right side. this style home is typical to a certain area in the SF bay area. houses are packed together on small lots with very little to no side yard. rather ugly to say the least so im trying to do the best w/ the limitations we have....See MoreSelling my mom's house - has wood panelling, non-working shower
Comments (15)You need to make it a little better than its competition, whatever you decide. If it's an as-is, it should be the best as-is in the area. If it's a fixed-up ranch house, it should be the best fixed up ranch house in the area. I personally prefer to fix places up before I sell them. There's value in any work you do. You can figure out what a house like that would sell for in its current state, and then what it would sell for if you painted it, refinished the hardwood floors, fixed the bathrooms. I bet it would be worth fixing. If you could post pictures, we could give you ideas. I agree with what someone said about painting the paneling creamy white, not builder's white. I've painted paneling before and used a warm cream color. It looked fantastic. Do a careful job on the paneling otherwise it will look like cheap painted paneling. Use the right primer. Comments (45)I did not have time to read all of the replies but to offer a bit of friendly support from someone who has recently been there and done that...we fnally sold our house about 9 months ago after a year on the market. Prospective buyers, especially in today's market, are just very fickle sometimes and trying to predict what they will go for is beyond me. We had redone our kitchen with Wolf/SZ etc (all top end appliances) nice granite etc so it was very updated (and the house was only 7 years old anyway). In the beginning everyone said "That kitchen will sell your house in a minute and bring a premium. Well, as the market tanked, the most common comment was "Nice kitchen but we really don't cook that much" or..."Kitchens are not our thing" etc. Another dig was the wall color in one small room. Many people did not like it at all. Hello! It was one room...2 gallons of paint at most...paint it whatever floats your boat for about $200. I even stipulated in the fact/seller allowance sheet that we would repaint rooms for an allowance up to $1,000. My point is that in such a down market, people focus on what is wrong or they don't like (not what is right or they do like) to negotiate the price down even further. What a difference 24 months makes! Anyway, good luck. I know selling right now is stressful at best. Comments (21)ncrealestateguy nailed it. Usually the best returns are on the small repairs and some low cost cosmetics like paint and landscaping and a deep clean. Usually the repairs are due, IME, to deferred maintenance. Many sellers buy a property and then get busy with life and forget to maintain along the way. Not all owners, but more than you would imagine. The people that visit houzz in the discussion forum are a totally different type of people from the mainstream seller that hasn't looked at their home and home repairs in a very long time. The people here are usually looking to not only maintain, but improve their home and their home's style. Very rare when in the wild.......See More
