Comments (12)The picture marked version 2 I like the open hallway and stairs and bedroom placements with closets buffering the bathroom noise best. You are also able to get large furniture into the master bedroom. In the other unmarked version I'm not sure how you are going to get any large furniture in trying to turn that corner. In both though I think the master bath/closet could use some re-work. I don't like the access in the one marked version2 for the closet as you have to walk around from the bathroom through the master to get to the closet. However I'm not liking the other option either with two openings as it is wasting closet space. Comments (5)If you're looking for this chandelier in chrome finish, the Pecaso model from Costco isn't available right now. I ended up getting that one on sale for $525 about a year ago and it looks great. I believe one of the papers that came in the box indicated that it was either Royal Cut or Elegant Cut crystals. I'll try to find it. The gold version is still available at Costco.com. The description of the WorldWide Lighting model W83040C25 (chrome finish) indicates that the the crystals have a 30% lead content which means it's equivalent Elegant Cut. This one looks like the best value because GoingLighting.com has a 20% coupon right that brings the cost down to $453. GoingLighting.com also has the Elegant Lighting model 8003D25C/EC (chrome finish with Elegant Cut crystals) for $623 after you apply the 20% coupon. Comments (32)Putting the washer and dryer in that back right corner was an afterthought ... but, yes, it would require plumbing on that side of the house. Putting the upstairs plumbing over downstairs plumbing would still be worthwhile. You might also ask your architect about locating not just plumbing but also duct work and wiring since sometimes a closet over a closet is the best solution for that. If your lot is not too narrow to add a wrap around porch on that right front corner, that might make having the entry door and stairs on the right rather than in the center more appealing to those that might prefer having it centered. Wouldn't really want the front door in the center myself -- makes me think of a "shotgun" house. Having the door in the center, unless you are wanting your entry door and stairwell in the living room itself (rather than having an actual separate entry) could visually at least appear to decrease the size of the rooms on each side of it. As to the dirt the dogs might bring in, if your back yard is going to be fenced for them, have you considered creating a doggy door for them basement window height -- one that could permit you to decide if that door opens both ways or just one way or is locked -- and having ladder/steps lead from a landing at that doggy door down to a small room in a sunny corner of the basement that belongs to the dogs, enabling them to come and go to/from that one room as they choose so you don't need to clean them off every time they come in ... you'd only need to make sure their feet are clean when you permit them upstairs....See MoreAdvice needed for high quality exterior paint, which one and more...
Comments (6)I've hired really good painters who scrap, sand and prime any problem areas. They will be brushing all of the trim, windows, shutters and doors, rolling the porte cochere ceiling and spraying the screened porch ceiling. The stucco walls don't need to be painted now. I thought the standing rule was: no latex on oil, although now there appear to be ways to prime oil base paint so that it can be covered with latex. Thanks for the responses.
