Comments (39)@BT Great question and not to hijack this thread but since you asked: The hip roof has long span trusses and girders. My entire design was a slight overkill since we are also in a siesmic region. I wanted vast open span living and garage spaces with no posts or visible supports. Even though I subsequently enlisted a top local engineering company for their final design and stamp, I upgraded foundation and roofing members. The same design went into our 55' long and deep garages, creating a sense of open and free space. The foundation was another piece of engineering where I chose a post and pier foundation in the 5' high crawl space, and boy is it solid; it contributes to an extremely solid floor, on slab like foundation feel in the entire home....See MoreHome exterior help - Modern Farmhouse type style
Comments (32)Here's some information about sliding windows. In a storm the exposed track fills with water and if it doesn't drain fast enough water enters the house. I've seen it happen in a test chamber. The fact that they are cheap is not enough of a reason to put them in a house. And little burgers are known to cause indigestion. Comments (26)You do understand that the lowball first price includes the same type of things you’d find in a bad trailer, right? Vinyl, carpet, single color cheap paint, no crown, a 5K cabinet allowance, a 4K lighting allowance, s 3K plumbing allowance, etc. Start pricing real world materials. The things you actually want will all be upgrades with a change order. 100K at least. Maybe more if you want hardwood floors, fancy freestanding tubs, a real kitchen with non import cabinets, etc. Change orders are where builders make money.
