A family friend is a plumber and we're doing the lighting ourselves (he is doing the other light electrical work - am I missing a piece?).

I've read the rule of Materials x2 for ballpark.. I am going to guess my materials at shy of 1500-1700. I would have estimated the reno to be about $5-6K, given that nothing was changing other than tile really. Appreciate your thoughts. Thanks!

Way way too cheap. Especially since you’ll have 1K of Orange stuff that you don’t want ruined by someone who doesn’t know what they are doing.

I live south of Chicago; outside of Cook Co. It doesn't sound too high to me if it includes the cost of tile and primer and paint.

Average for a bath redo in your region is 19K. You are having them to do all of the hard skilled labor. 80% of the work at least. And, you, as the GC who has full job responsibility for coordinating and timing everything, you’re hoping that the plumber coordinates the drains and valves correctly with the tile professional. And that the walls are super flat and straight and don’t need to be made that way. And that you don’t need a crack isolation membrane on the floor. And a dozen other things that you are assuming.

Which is not good, since you put yourself in as the responsible party for it all. Because you pay the fine when they catch you without the permit. And you pay the consequences of two additional trip charges when the plumber sets the valve too deep for your chosen tile installation.

The value charts are so skewed, you have Chicago lumped with small towns where everything is very cheap. My property taxes on my $450,000 house are <$4,000. In Chicago you'd be looking at $30K+ minimally. So I take online calculators with a grain of salt & would love to hear from anyone in a smaller low cost of living as to what they have paid in the past!

im in a somewhat high cost area (austin). I did something similar in my last home but did not replace vanity, counter or tub all in it was 11K with all fixtures. Demoing tile is extremely hard and time consuming.

In my area your 55 sq ft of tile would be 4K alone.

Vanity is probably at least 1.5K

Building a frameless shower is 3-5K

plumbing would be 1-2K (they have to pull the toilet to remove all tile), attaching fixtures,

lights are about 150 each (labor)

plumbing is about 150/fixture, more for shower

paint would be 400-800

sundry attachments and finish work maybe another 1K

Im doing a master bath remodel and hope to do everything but the shower for about 15K. Shower will probably be 5-7k because we are doing something more complex.

Typical master bath remodels in my area are 25-30K.

My bathroom contractor recently told me that the average master bath reno in our area for a $450K house with around 3,000 sq.ft. will run an average of $30K and a guest bath with tiled shower $20K. In this town, you couldn’t refresh a powder room for $8,600, but YMMV for sure. Good luck with your project.

I would almost kill someone to get that kind of price for a bathroom reno - but only if the contractor is good, of course. Sweet mercy that's cheap!!!

Tub surround demo/full redo (ceramic tile, redo Durock/all waterproofing behind it) starts around $6,000 where I am - not including materials -and sky's the limit. Again: this is solely the 3 walls of an alcove tub/shower combo. Excludes any plumbing or electrical work. Just redo the tile walls.

I think you should ask around at work and your friends in your town - its so difficult to compare prices with people who live elsewhere. If you don't know anyone I'd go to your town's building inspector (or a neighboring town) and chat.

I have heard $10K for regular bath (like hall/guest) and $20K for masters. Very general estimate. Seemed pretty spot on for a renovation we just did.

I think the price is VERY reasonable.

"Materials times two" can work as a very rough estimate for some facets of construction. But for the most part it's not terribly accurate for gut renovations of bathrooms or kitchens.

I remodeled our downstairs bath in 2014 - for materials alone it was $8,000.

I don't see how they could do this for $8k.

I paid (and will now pay again for the other bathroom) $12,000 for all labor - demo, plumbing, electric, tile all floor and walls. I pay for the fixtures, faucets, tiles, tub, etc. painting the ceiling and woodwork. Basically I pay for those things that are visible. For another $3,000 my contractor built me a custom vanity and medicine cabinet. I pay for the handles.

You get the idea.

I too am in Indiana and laugh at some of the comments made above. I just had a 20 by 25 2 story great room, stairwell, long hall, and 2 story entry painted for $850 by a reputable painter in my town.

Check out references and go with them if all sounds good.

We're in expensive suburban Boston territory and after reading these posts, I feel positively over-the-moon now with our $30-32K bids for a master bath ADDITION. Thru our architect we have 3 from top gen contractors. It includes relocating our meter, gas lines & misc complications in the basement. I cannot believe the prices I'm hearing for this stuff. We're getting an addition for an "average master bath remodel" price of $30K++? $1600 for painting a bath?? $6K for demo/tiling a standard alcove tub/shower? I'd love to track the hours and figure out that hourly rate.

Elsaduty....The estimate seems neither that high or low to me. Everything is sooo regional, in fact micro-regional as you know. 25 miles out from a major city can drastically reduce rates....that's been our exp. Compared to the crazy prices I'm hearing here, it appears you're not getting ripped off anyway! Have you gotten several bids or just 1?

The toughest part is going to be acting as your own GC if you're inexperienced with construction. As mentioned, co-ordination/communication between various contractors ( and you) on how things should be or are done could be tricky and expensive if mistakes have to be corrected. We're pretty exp'd DIY remodelers over 30 yrs and try to anticipate each and every issue that can possibly arise but even with that sometimes you get bitten in the butt!

Yes, check refs! Several. We have friends who got royally screwed by a contractor (who the DH considered to be a friend no less) and had to remodel the remodel! VERY expensive.

I've had three baths remodeled in an average cost of living area. Footprint remained the same on all, we are on a slab. House was built in 1988. Costs include demo, products and installation.

Master bath (very large bath, 1988 house separate tub and shower) was done by HD Expo Center (overpriced but I didn't know anyone I could trust and felt that they would at least stand behind their work)--40K of which about 13K was materials--this was 2005.

Two years ago had a very small bath with shower done by Lowes, maybe 48 square feet plus small shower --12K.

Last year did a larger bath, I was the GC and coordinated everything, picked the subs that I knew were good (took me 20+ years to find them!). It had a tub with shower which is probably cheaper/less work than a shower by itself but it was about 9K. Had a very large vanity custom made. But did not have shower door installed, just a curtain on this one so that saved 1-2K.

I live in a low cost Midwest area and that price seems too cheap to me. Before renovating, we got three quotes. The only person who came up with a clear plan not only gave us a detailed estimate but a very solid proposal, with line by line costs. The low bid was in the $5000 range and was very incomplete, leaving plenty of wiggle room to allow for aninsufficient job ....which we realized when we got other bids.

Are you installing a shower door? If so, I don't see that listed.

Our renovation included a Schluter system and I wouldn't use anyone who didn't have extensive training. It can sometimes be tricky even for a pro. I'd ask for proof of certification and references.

That system alone adds significantly to costs- if the installer takes the necessary time to install it properly, conduct a water test , etc.

Do you absolutely know there are no extra issues...no surprises? In our case, a portion of the floor wasn't level and that needed correcting to avoid tile cracking after installation.

There was also a very small area where there'd been an undetected leak. Luckily, it was a very recent leak and the repair was relatively easy and inexpensive..

What's under your shower? A crawl space or a slab? You might want to check for issues under the current shower.

RNmomof2 zone 5 - That is about what I would expect. A friend of mine recently had her oak kitchen cabinets refinished to white, family room, stairwell spindles, and dining room all painted....$1200 total. It was a meticulous job and looked great.

It's a reasonable price for Indiana and the scope of work. Check references and you'll be fine.
