Thanks Patricia for taking the time to read my post! I agree with the built-in banquette seating. My finance is pretty convinced that it's a great idea for big family dinners (which is funny since most meals we eat out OR eat in front of the TV since we live in a condo and it's only the 3 of us). As for the pictures, I took these with a wide angle lens, which unfortunately distorts the edges of the pictures (ie like a fisheye lens, but less severe). I took them like this to fit more of the room into a single snap shot. While the drawing isn't 100% to scale, it, for the most part it shows the correct scaling of the walls, nooks and crannies. We're mostly hoping to have general furniture layout suggestions to keep the room looking not awkward, with clean sight lines from walking up the stairs, out the patio and from the kitchen (far screen left in the diagram; it's cut off, but will be a full kitchen that has a pony-wall overlooking the stairs).

I would start out with a large, beautiful rug in warm colors (terracotta or red Oriental rug mixed with other colors. I feel sectionals often confine you in how to organize your room. I would choose a fabric couch in a neutral, not too dark color (not gray, which is on its way out and not a warm color), and add two chairs in a different color or at least a different material and style. Try to keep the height of these pieces similar. Two end tables in wood (they don't have to be the same, but make sure the heights are fairly similar and a metal and glass coffee table would look great, with table lamps or floor lamps even if you have overhead lighting, which is always harsh. Pick colors from the rug for pillows and you'll have a beautifully coordinated living space. Books, good paintings and some tall plants will add warmth and personality to your room. People too often don't add these elements and then wonder why their rooms look bare and cold. This may be more colorful than you want to go. and this is a small rug because there is carpeting underneath, but it gives you the idea of neutral furniture and how it can be made more lively with accessories, pillows, coffee table styling etc.

Congratulations on your new home. Don't purchase anything until you've moved in and lived there for a bit. That will help you evaluate how you use the rooms. I, too, would want to get rid of the blue walls. Go with a neutral color such as: Edgecomb gray is a beautiful earthy gray with beige undertones. Ballet white is the perfect color if you want to go super neutral without going completely white. Balboa mist is a very soft and neutral gray. I would also try the TV on the wall where the console table is in the picture. It looks like the FP is too high for a TV.

Wall Color: While I can't speak to the colors you specifically listed, I think gray would look great. Ideally in something about the same darkness as the current wall color. Furniture Layout: Your current layout looks great. Coffee Table: I'd go with something glass, delicate and a little glam. It's a small space with several upholstered items and I think the current ottoman is too "heavy" visually. Without knowing the dimensions of your sofa I can't say what that would be. I am a big fan of white or ivory but a medium gray could work well too. Pottery Barn Dupioni silk drapes I also think you need a lamp or two in the room. They add a lot of drama and style to a room. I don't think you need anything between the refrigerator furniture-wise. You could do a taller cabinet, but I'd avoid anything that becomes a clutter collector. I think you need more art on the other walls. Everything is currently concentrated in just the gallery wall.
