We change our living room setup probably every 6 months. There are two options with this PB Comfort, one with our couch "L" facing into the LR, the other with it facing out as pictured. The ladder is much more open and we've always struggled with filling the space (not that we like stuff/junk/clutter). The glider is a new addition that we pulled from the garage archive.

Minor additions/changes: We're thinking of a new rug (maybe navy), current size is 5x7 but we want to go 8x10 or 10x10. Maybe a small, couch-side table.

What am I missing, any suggestions?! Thank you Houzz community :)

Major additions/changes: take the big kitchen-side walls out for kitchen redesign! I've been working through this idea for some time, [here's some discussion on it. [(https://www.houzz.com/discussions/center-island-range-remodel-yes-no-dsvw-vd~5036401)

Have you determined that the walls are non-load bearing? Personally, I like the look with the walls rather than totally open with that post. Among other considerations, I prefer not to look from the dining room/area into the kitchen with the cooking mess visible.

The hallway wall is bearing, the plan is to flush-mount a 14' beam on that side to the center post which is set atop the floor beam. Ya, the walls don't bother us in this setup either. Ha, yes that's my wife's thought as well... visible mess is not fun. I think the fridge/tall cabinet will block the coffee maker/mixer/toaster oven. We thought about a sink in the peninsula but the drying rack would be more visible. In the pictured setup, the drying rack would be to the right of the sink.

Thank you for your response, the ceiling height in the basement would be to level out with rest of basement. No, I would not want to go lower. The sunken living room floor on inside has joist hangers already, this is on the main house middle beam. I do NOT have my floor open yet but here are pictures I found online that would be very similar to mine. the hangers on inside with wall dividing rooms right on the load bearing beam. The other picture would be the way on outside of wall with joist sitting on sill plate. My thought was that the living room floor that I need raised has no bearing on the rest of the structural walls. With in this living room I would be able to remove finish floor, sub floor to see all of floor joist.

A grand or a baby grand piano? A grand needs a 15x 20’ space so nothing else in this room. This space is 15 x25’ I have my baby grand straddling the space between the DR and this space it is a bit small but works.

I've got one these right now. It's a beautiful space, but temperature regulation is an issue. Watching TV is an issue, too. The sound is lost in the room and we have to turn the volume up quite a bit to hear. As a retired appraiser, it makes more financial sense to floor the second story portion. While not a wow factor choice, it increases your useable square footage and will result in a corresponding increase in valuation. The point is, there are a lot more factors involved and unintended results of the decision to go with a 2-story high space.

I love greens so it is a first pick for me. I am not a pro at any of this but love figuring out colors. To my eye the silver grey in the kitchen is fighting the granite a bit. The cabinets look good but they are more of a neutral color. I can see you have a wheat color in the hall, so more warm colors. I used BM edgewood grey in my house - prior to the remodel we are working on - and it worked well with my 1950 orangey red oak floors but was not overly warm/yellow for my taste. Read grey in some rooms/light and beige in others. Lots of grey and cool colors on these boards but honestly it doesn’t work in every house. Your dining room is really pretty and could be stunning with a bold color. Maybe let that lead and find a soft white or greige for the adjoining rooms. Good luck!
