Comments (17)My Zephy is not hardy here in my Z5 yard, although it is only a couple years old. I got it as a band from RU a couple years ago. I think this past winter was it's third winter. It is planted on the east end of my front porch. It is in a protected location recieving the least amount of wind/weather and yet it still completely dies down to the ground each year and blooms very sporadically for me. Maybe it will improve as it matures a bit but so far it has not been hardy for me. Mine is an own root, so it comes back pretty strong each spring, but has never gotten over about 6 foot tall. It gets about 4 hours of direct sunlight per day plus another couple hours of indirect sunlight, so maybe that is part of the problem with mine. My Awakening climber, which is supposed to be a better/improved version of New Dawn has been much more hardy for me, although the bunnies did it in this past winter. They ate everything they could reach from the ground/snow so I was left with a detached 15' tall tangled thorny mess to remove from the side of my chimney. Next winter I will put up some kind of bunny proof barrier around it's feet to keep the bunnies away. :I also planted a Dublin Bay climber late last year. It was just a small own root band, so it didn't do much in the short time it was in the ground. Since it was so new and small, I did winter protect it with a rose cone. So far this spring it seems to be doing nicely. I have been training it on the lattice along the side of my deck. Comments (16)When I did my kitchen in my old house (about 8 yrs ago), I went against the KD's advice and laid it out in an unconventional manner. I did not have the triangle! My fridge was around the corner from my sink-oven-range galley, horrors! But I did it because I also used fridge drawers across from my range, where i kept produce, meats, etc. I also thought through the ergonomics of very element of my kitchen. I loved my kitchen. I had only one regret ... i had a small trash under the sink, and a huge one far away. I ended up never using the undersink one ... too much trouble. With our new (old farmhouse) home, I initially was changing finishes primarily and not layout .... but they had a 19' island... in a galley kitchen! My DH finally insisted that was silly (although it actually didnt work as badly as it sounds, when we made a meal there a few times before starting demo). We had final plans with a 19' island. Then DH totally redesigned it (poor man, he has no design training but I have made him watch so much HGTV). I love our new design. But it sure has flaws, some of which i know already and some that I will no doubt learn. But honestly, looks mattered a lot to me too. And it's not like some of the design nuances really render a kitchen inoperable. This isnt the banquet prep for the Four Seasons. Rantontoo, thanks for the feedback on the patterns - apparently I have a lot to learn about design techniques! Thanks Mayflowers again for your suggestions on what to change. I'll talk to the contractor tomorrow and figure it out. If it's too much to change out the tile at this time, at the very least we'll remove the tile on the left side, which wasn't supposed to be there anyway. The tile could always be changed at a later time if we don't do it now. I've showed the pictures to people and a lot of people seem to like it, even though it's not as light as I wanted. Comments (59)Yes. It was legal. Once the initial title search was done, which would reveal easements and clouds on the title, it would be repeated a day or so before closing. The second search would cover only the time between the last search and closing. It would only take a few moments to perform a final search by a title researcher. I had something like this happen to me once. We were selling our home. We were going to the closing that morning when we got a phone call from the closing attorney. It seemed that the neighbor behind us, an attorney, filed a lawsuit against us over a fence the day before we were scheduled to close. The title researcher found it on their last minute title check. We hadn't even been served. It took six months to straighten it out. I got the call while the moving company was loading the truck.
