Small bathroom/laundry room remodel help with mirror and lights

Remodeling small bathroom/laundry room. We will be replacing vanity,counter,mirror, and lights. I wil change trim color to white and doors will be white with white beadboard below ledge. Walls will be soft tan. The window cover and floor will remain to match adjoining room. Trying to give it an understated elegance while keeping in mind it is a laundry room also. I need help with the lights and mirror. I cannot have sconces because of centering issues. I have space for 34x24 mirror. What shape would be good? Probably don't want chrome for either because of warm tones. Can't decide between orb, wood, or iron. Any suggestions?

I wouldn't use beadboard because it's cottage/beachy and your bathroom is traditional. If you want the beadboard look, I'd use a Shaker vanity. Otherwise I'd use traditional paneling with that vanity. Here are a few examples:

With a warm color palette, you could use polished nickel for a little sparkle. It has a gold undertone where chrome has a blue undertone. The vanity is heavy and ornate so I'd probably look for a wood framed mirror for balance, though I'd keep it simple. I like rectangular mirrors when you are using an overhead light fixture. Something like this:

The floor, vanity, and mirror hits my limit on brown tones, so that's why I'd use nickel lighting, faucet, and hardware. I'd use a traditional three-light fixture that's a few inches shorter than the mirror.

What will the countertop be?

Thanks Mayflowers, I see what you mean about the beadboard. Was wanting some way to accent the ledge, but thought regular paneling would be too choppy for such a short wall. It's only about 8-10 ft. Any other ideas for the lower half or should I just paint it? I like the idea of polished nickel for the faucet, but not sure about the light fixture. What do you think about mixing finishes? I was considering orb or iron for mirror and/or light. Also considering oval mirror. Do you think overhead lights balance better with a rectangle mirror rather than oval?

yaya, that makes more sense - I was trying to picture what you were saying and didn't get it :-) Using side lights was a suggestion made on the bath forum and I think I like that idea. Then I could place the lights a little lower and not have them so crowded. If I do this, I'd have enough room for rectangular tile mirrors instead. Do you think those would look better than the ovals? If I use oval mirrors, should I use rectangular sinks? annz - I LOVE the Craftsman style bathroom and put that in my dream home folder. For this house, we've already put so much money into remodeling and have done everything custom in other rooms, but we're planning to move in a few years. I'm trying to stick with my plan of using nice materials but at the same time keeping it basic and low cost (it's hard for me to do!). I also want it done by June and if we start talking custom framing around the mirrors DH will take forever to finish! andrea - if we were staying here longer than a few more years I would have done so much more to change the footprint of this house, including the placement of windows! We just redid all of the stucco and outside trim, so I know changing the window placement isn't an option for us. It is limiting though.

Lovely! I like the classic white tile and porcelain and how you used furniture pieces in the bathroom. I love that the storage at the end of the tub has pull-outs that can be reached from the toilet. Your custom sink and backsplash and counter are unique and beautiful. Yours may be the first bathroom sink I have seen in which a small or medium dog could be washed! That is a good thing! I showed your pictures to my DH because I am thinking of classic tiled walls with a chair rail for when we redo our bath in a couple of years. He liked it! I was expecting him to say, "too old fashioned." He did not, he said it looked nice. From him, nice is a compliment. He even liked your rows of listello. I was just at the Tile Shop's site the other day looking at the Hampton tiles because someone was selling some on Craigslist. I am hoping to do as you did and get what I can cheaper there, and fill in the rest from the store. I can see that you worked very hard to secure all of your materials - and then cut the floor tiles to size and culled the Hampton tiles, too! You succeeded very well in getting the look you wanted while saving money along the way. Congratulations, and thank you for the pictures and great detail and supply list.

Given the amount of work you have here you probably will need to make sure that the receptacles in the bath are up to code (20A circuit that has distinct restrictions on what else it can be shared with). The laundry 120V receptacle needs a dedicated 20A circuit as well. Most of the towel warmers I've seen are cord-and-plug connected, make sure there is a receptacle conveniently placed. If you're going whole hog, how about a heater to defog the mirror? Most floor heat systems want a dedicated (20A) circuit. If approved for wet locations you can mount a fan/heat unit over the tub. Some do not permit this. Those that do will want a dedicated 20A / GFCI circuit. If you plan on having an electrician final the job, you should talk to him about your plans before you do ANYTHING.

Wall tile to the ceiling is a cleaner and more finished look, though I can understand your builder not wanting to go that high. You can try to get it within a foot of the ceiling, too though going all the way up in a better look. As for the vanity, you may keep the one you have. There are really no standard sizes for vanities, tops can be made in any size. What is most important in a vanity is how useful it is for storing the things you need to keep there and have access to. How useful is yours for those who use the room? Do you need more useful storage like drawers? So be sure about the white-on-white-on-white look, do a search on Houzz for "white small bathrooms" and choose "photos" when it drops down and offers you choices. Look at them until you are sick of them and see how you feel about them. Maybe you will get some ideas for other colors for the vanity, or maybe you will be sure of the white. For the tile, you are looking for the CoF. or co-efficient of friction, for the tile. Read up on it to decide how safe you want your floor to be.

Is the lower wall actually bumped out or is the ledge just an applied molding? I would treat the other walls the same with wainscoting rather than just that back wall. Otherwise I'd paint the wall and skip any paneling.

You might wait until you've painted to consider mirror and lighting finishes. My goal would be to lighten it up, which the the paint will do, but I may just be reacting to how dark it is now with the wood and orange paint. Maybe the new paint will be enough lightening and you could do the ORB finishes. I am assuming the counter will be a light color.

I think three-light fixtures look awful over an oval mirror.

The lower half is bumped out. I think I am going to paint and wait to see how it looks. It's not always good to jump ahead. Thanks for the input.
