Comments (34)Now, see *I* wouldn't buy a house in a sterile, taupe-beige-ecru, homogenous neighborhood with "covenants" and "open floor plans". I would rather live in a box on the street - seriously. Those cookie cutter places make me throw up in my mouth a little. But, I also live in a college town with more than our share of, well, character. (One of the older areas of the city has victorians that look like fallout from a Crayola plant explosion.) My neighbors might hate my gargoyles, but I don't really care for the bowling ball garden or the bathtub grotto down the street, so we're even. They are, however, the nicest people you'll ever meet and when we have a blizzard, we all get together and help each other dig out. And we have great cookouts come summertime. Are your neighbors nice people? I went to an open house this weekend (just for fun, as we were walking by), and the seller had placed little signs throughout the house pointing out things and/or giving extra information e.g., "look - original hardware!", "don't forget to check out the linen closet behind the door". I thought that was really creative, as most people just lack the ability to see past the most basic things. Perhaps a little note in the house or the listing details mentioning the "eclectic character" of the neighborhood and how sad you are to leave such a great community of people or something. I fully realize it is hard to have to bring cash to the sales table as the seller. You appear to have realized that sometimes it is just worth it when you factor in carrying costs to have the thing sold. As an investor who can wait I have had to rent houses I would have preferred selling when renovation costs turned out higher than anticipated. Comments (21)It's my fault the thread's so confusing. I was researching "multiple offers" and then, when I went to ask my own question, I goofed and posted to the old thread. Now people are responding to OP and not reading through to find my goof. The bidding war was really only a short skirmish. We ask 495K. Couple No. 1 offers 450K. Against DH's better judgment--we have nice home across from a lake and DH thinks we should get close to asking--we counter 475K bc I keep hearing first offer is often best offer, buyer's mkt, etc etc. Then, as if to prove DH right, Couple No. 2 shows up like the cavalry, falls in love with house, promises "very attractive offer" but it's evening now and they're leaving town next morning and feel they can't write it up for a few days. That's when I post here. I read responses, chant "bird in hand, bird in hand" to DH. He hands me big glass of wine, tells me we are withdrawing 475K offer before Couple No. 1 accepts it. Couple No. 1 comes back next day with new offer of 490K and super tight response deadline. We tell Couple No. 2's agent what's going on. From airport on their way home Couple No. 2 calls, says they'll beat it. Couple No. 2 lands, drives directly from airport to our house, their agent meets them. While we huddle in br, they sit in our dining rm, write up cash offer of 496K, only contingency is structural inspection. Meanwhile Couple No. 1's agent is calling, asking what's going on. Finally, we call him back, say we're taking the 496K. He says Couple No. 1 might beat that; we say no thanks--we're content and find the back and forth draining. A better businessperson would have kept going, I suppose, but we'd gotten what we wanted and didn't want to tempt the fates any more than we already had. Comments (9)Weedy: I can't offer advice on all aspects of your question, but I can to one particular part of it: I had my eye on a brick duplex in the part of town that I love, which was sorely dilapidated, wood rot everywhere, just a mess, but with its essential beauty quite visible to the naked eye. It was a short sale, and I waited months while a failed deal worked through the pipeline. And then at last it came back on the market. Oh, joy! I was told there were multiple offers (yadayada). I figured out what I was willing to pay and offered it--and got it. My offer was accepted by the seller on March 1, 2012. Being a short sale, there was a long row to hoe before all was said and done. I did not take possession until nine months later. If I were you I would make your best offer now--no higher or lower than what you are willing to ultimately pay--and then the chips will fall as they will. Good luck....See Morepghgolfgirl
