Comments (7)What OM should I aim for and whats the best way of boosting that? You really cannot do much about it except to mulch mow, and keep a healthy lawn. As time goes along the OM will rise, but we are talking decades when it comes to a lawn. The higher the better, but for grass it does not need to be real high. 3 to 5% is more than adequate for a lawn. To be factual, you do not need any OM to grow grass. Take a look at most high end golf course greens or professional sports fields with grass and there is not a spec of OM or any soil whatsoever. Where it does really matter is vegetable and flower bed gardens. But in those areas you can boost the OM pretty easily by adding several inches of compost every year. You cannot do that with a yard. (1) I don't know if this works without mocking it up, but you might try using an "x" grid in the space...I haven't seen a premade x rack that narrow, but I think it would work. (2) Wine Enthusiast sells modular racks that take up 4" per bottle + 1 3/8 inch extra on the sides...if you did three accross, that would be 13 3/8". That might fit? If not, you could probably make it fit by not using the outside mounting pieces, but rather attaching the racks directly to the cabinet sides. (3) Vintage View racks are meant usually to disaplay bottles sideways...but you could attach them to the sides instead, if you wanted. That would also give you 3 bottles accross. Alternately, you could bring the back forward and use one vintageview at the front, they are 12" wide and come 1, 2 or 3 bottles deep. Comments (14)$171K would reimburse their purchase price and pay the commission. BUT -- maybe they overpaid; maybe yours is a buyers market; maybe their company will pick up some part of their costs. (Never mind that they paid real estate taxes, etc.; they were LIVING there! It's like "rent".) Fair market price may be $175K, but maybe it will sell for less. If you are in a buyers market, and YOU have to sell in another year, what might YOU get for it? I'd offer $165K and start negotiating. You can always go up, but you can't easily go down. You will want a time constraint in the contract offer and a building inspection clause. The house will need to appraise for the price for mortgage approval. I'd bet they would be happy to get their original price back, and that their company will pay the RE commission. If they don't like your offer, they can counter. Comments (13)Several good points have been brought up but there's little we can offer without specifics. To say the "condenser failed" and therefore require's replacement is akin to saying the car failed and requires replacement. As tiger aluded,a condenser is made up of several components ( one of which is properly called condenser) ,all do not fail at once. What exactly failed,and how did it fail. The point I'm making is that several components can and often do stop condensers in their tracks. $1k labor would be hi-way robbery on the majority of those components....See Morechrisk327
