First the fixture. I recommend you read the website in the link. These fixtures are better designed. They tolerate having the back box being a little out of level which is a very common issue, won't corrode and come with xenon lamps which are rated for 10,000 hours average instead of the 2000 in the Focus. This will be a big deal when you start having to change lamps. I didn't see anything about low copper aluminum in the focus specs and usually one brags about this. Powder coated regular aluminum won't last. We don't care as much about the face since it can be replaced but the back box must be something that will last forever. FX uses a composite back box and either copper or composite face. They used to have a stainless steel back box and I was worried about the new back box but it seems to be very nicely designed. For safety, lighting each step is best. The problem with mounting step lights in the risers is that the tread blocks the light from falling on all other steps. So if each is not lighted you get a series of light and dark. In our peripheral vision we can't see the individual steps. If there isn't another source of light nearby we may not be able to clearly make out the edge of the dark step. Where are you located? Are you estimating you need 20K BTUs for that wall or 20k BTUs for the 400 sq ft room? My house is about 613 sq ft per floor with 8'4" ceiling height and we have 4 cast iron radiators for each floor. Each radiator is about 4 feet long and two columns deep and a water temp of about 150 degrees max. This works fine in Northern VA outside of DC. I calculated the BTUs once, but don't remember the details. We don't have a wall with a large number of windows, but do have 6 windows and 2 doors on the 1st floor and 8 windows on the 2nd floor. All but 2 windows are 1940 vintage wooden double hung with add-on aluminum storm windows. The house is brick and fairly tight, but there is no insulation in the exterior walls, and other upgrades have been minimal. Eight radiators seems to heat very well and it is relatively economical with a .84 efficiency Buderus gas boiler. Bruce

Cover and protect them from the rain until you start the remodel? Nothing less than a $20k plus roof will dependably do that. If you are talking about an inexpensive silver bullet to arrest water penitration into wall,that's a $64k question. Homeowners spend millions evey year on unsuccesful attempts to remedy building leaks. And that's for contractors with the luxury of inspecting the place before doing anything. Seriously,this is the kind of thing you hire a reputable contractor to inspect and fix before it does more damage that it cost's to fix early on.

Here it is before and now during reno, im looking for opinions on what shape of stairs should I choose? We have space for 4 or 5 steps, the stairs we had before was nice but I would like to add maybe a curve or pillar. Mulch beds will be reduced, and I have a circular driveway, I deciding what to do to look nice and grand.
