Buyer Incentives - What do you think?
Comments (16)I sort of disagree with everyone who's posted so far. (Respectfully) This has been addressed here recently, more than once if you do a search for 'home theatre system' and 'new car with house' Incentives can be great but they have to be properly implemented. I think using cars is a bad idea for most situations and a lot of this depends on the buyer. A TV could be a great incentive if a prospective buyer is having a hard time deciding between your property and another equal property. It won't make up for major shortcomings or problems the property has though. With most buyers, cash is severely depleted after they buy a house and going out of pocket for things they want or need is something they'd rather not do. In the past I suggested a nice new shiny riding lawn mower. The thing is TV's and lawn mowers are guy things. Not to sound like a cheauvenist, it's just that I'm a guy and don't know what would appeal to women. That would be a good question to ask the people on this forum. First time buyers aren't looking all that closely at stuff. They just don't know better. They would be most likely to bite at the offer. Some other suggestions might be for the buyer a choose of incentives. Other ideas might be a choice of nice garden sheds, childrens playsets, fencing, and maybe a vacation to somewhere. Nothing overly expensive. And instead also have to buyer close by a certain date to get the free gift. If you're in a subdivision or something like that where you're pretty much up against fairly identical homes all built at the same time and in the same condition, offering perks is something to consider. I honestly don't know how one would properly implement incentives into a brokered deal. Comments (17)ok.. lazygardens.. you figured me out.. LOL.. With all the chaos in my life perhaps I am ultimately seeking that California Zen vibe.. maybe the DR is just not the right place. And the rest of my house has the earthy tones NE feel (considering I live in NE not that far off I suppose). I am going to find another home for the tray- put the other candles back in their previous location and look for other options. I would like to keep the runner for a variety of reasons so will start over from there!! Thanks for all suggestions.. @ roarah- the color is BM mayflower red. I had it my last two homes and when we moved into this one I had to have it. It is really warm- the rug below the dining table basically was the inspiration for all the colors in my home.. Comments (17)The only reason to not use a GMP with a Cost Plus Fee contract is if your construction documents are not complete and you don't want to wait until they are. If you can't decide on the tile now, instead of listing the tile as an Allowance, put a tile unit cost in the contract or agree to provide it yourself. All labor should be in the contract price. It doesn't matter how often any of these contract options are used; you need to discover what the contractors you like have used. Even a plain Cost-Plus-Fee contract requires a certain level of project management expertise from both the contractor and the owner (or architect) so you don't want to force a contractor to use a type he has never used before. I would be surprised if any of the local contractors have actually used a Cost Plus Fee contract the way it was originally intended to be used. Comments (10)Yeah - I actually wound up buying 2 different brands of enzyme drain cleaners, used them several times in ALL the drains. I plan on using it again. At first I used the ammonia method, it didn't work either. And yes I did a LOT of online research and did read some statements that it's not good to do the caulking but we needed an immediate fix and will look into getting the toilet checked out by a professional. We did a lot of the things I mentioned previously several times, not just once, man what a nightmare. DH runs like a deer when anything is mentioned about DIY plumbing, very shocked that he even did these 2 things. He's a journeyman electrician and knows his way around that and a few other things but he has a bad phobia about anything plumbing-related. The gnats were either fruit flies or drain gnats (not drain flies) but they look similar, I tend to lean to the drain gnats though, but they do like vinegar, and they also like Kombucha and beer, too.
