Timing is local, IME. I'd ask whichever agent you choose. One of our big criteria for sellers agents is their marketing plan. So if go getter translates to more agressive advertising with an eye to targeting your likely buying audience, I'd factor that in heavily.

What do buyers think? Should we start looking for a house before Labor Day or wait until after?

You know, I could sell pretty much any house in 7 days :)

My suggestion is to ask a few realtors for a market analysis and also what they will do to increase interest in your property, e.g. will they have an open house for other realtors, or how will they get their colleagues who have buyers into the door?

I'd also as what they would suggest in terms of getting the house ready. Some may even lend you artwork or some minor staging.

I would also look at the comparables myself. And also realize that most realtors are interested in a quick sale rather than the highest sales price.

We met with the realtor we like and trust today. He said we should list around $260 but we said we want to list around $249 to get the people who cap at $250. Then he looked at comps with the same sq ft range, acreage, and priced $200 & up. We would be the lowest price, with the next one coming in at $267. So again he recommended we price higher. We'll see what realtor #2 has to say.

missouribound, I have this exact question about listing prior to or after Labor Day - was hoping to read more opinions on whether or not Labor day is an active or slow day for buyers. I, too, am concerned over DOM, and will have my realtor wait until after Labor Day if this holiday is typically sluggish. Do others agree with Cpartist that Labor Day is slow?

Here August is slow, the last week of August is dead, and September picks up with a lot of listings after Labor Day. What happens to some of the stuff that gets listed in August is that no one looks in August and it gets pushed down the "New Listings" list by everything that comes on after Labor Day.

But, there are almost 7000 listings for my city, and this is a relatively low inventory in certain neighborhoods, so our situation might be different than yours.

My point was to try to figure out why the realtor mentioned sells her houses within 7 days. One reason is that it could be that the listing price she recommends is very low.

During my last selling experience, some RAs suggested listing prices in the 175K-190K range (and not to start a bidding war) while another stated that anything with a 2 in front would be amazing. We sold within the first week for 225K.

More recent examples from friends who went with top agent here: She recommended 950K, they insisted on slightly above 1 mio. They sold the first weekend for above listing, picking from 2 all cash offers out of 5 offers.

Cookie, the "go-getter" told us that the best day to list is Friday. The guy who came yesterday said Tuesday. So who knows.

Is it Tuesday because that's the day when the other realtors look at houses? That's the case in my area.

I think the guy might be right. This gives the other agents time to see the listing, tell their clients about it and talk it up before the weekend.

We interviewed 3 agents, countered with the one we liked the best to match the fee's and sales package of the one we liked the least. I was a little hesitant because she was not 'The" neighborhood seller, however I think she worked harder for us because of this.

The agent selection was more to help us have a pleasant experience vs to really sell the house because we did not have a timeline to meet and because the location alone would sell the house. She did list early in the week and had an agents open house.

In our area a lower price is to start a bidding war and some agents will discourage buyers from even looking at it because of this.

I think I may have an answer to my own question, although this is just one day. I've had more serious calls today than I did all last week. We're fsbo right now. A realtor showed the house tonight and we have another tomorrow.

I'd never list on a Friday. Buyers and agents plan weekend showings before Friday typically. If it's listed earlier in the week, it gives buyers a chance to tell agents they want to see it over the weekend. Tuesday or Wednesday is best.

All this talk about what the best day is to list is quite strange.

Can anyone give sound reasons why it is better to list on one particular day than another? Or is everyone just repeating what someone has told them?

To echo ncrealestateguy, all of this conjecture is based upon local market conditions. California is not New York is not Miami is not Chicago. What works in one area, won't work in another. Not everyone lives in an area where there are bidding wars. All markets are local. Most places don't have frenzied activity. If your house hasn't sold in seven days, you are not a failure. So, quit stressing over it. Update and clean your house, interview agents using some skepticism, have the pictures done, review the listing information with a fine toothed comb, and put it on the market. If you have done this, chances are someone will want to buy it. After all, you bought it.
