Buyer asked for 63 fixes on Inspection

Yes, 63. We are selling our well maintained, 1964 renovated colonial. It was on the market for 28 days and we got a price of 325K, 10 less than our list price. Now the inspection came back and they requested we fix everything. Things we never even noticed, it's an old house. For example, a door that sticks, light bulbs out, the garage overhead light has only a bulb, no fixture, never noticed it, it was like that when we bought 6 years ago. Front left fascia, front right fascia, middle fascia, we have no idea it's like they want a whole new house, the wood isn't even rotting. We just put on a new architectural roof and gutters 8 months ago with a transferable warranty, and they have 'clean gutters' on the list. We will have to have them cleaned 2x before we close because of the pollen and spring storms.

Then today, a different inspector knocked on our door and said that he was to put a camera down the pipes from the house to check for damage to the lines to the street. Well, of course, he saw evidence of tree roots. Clay pipes. Nothing is blocked, we have never had a blocked toilet, and they are requesting new pipes to street, $3500, because it COULD block within the next several years. They would like a front door with 2 locks, ours just has one lock but it is a deadbolt. So, buy yourself a new front door if you don't like ours!


I swear. My husband is cussing and ready to walk.
