Where would you place breakfast station?

I am debating between spots to place an appliance garage with coffee makers and toaster. Cabinet above would house mugs and such. Appliance garage door will be one that flips up and recesses back.

If I put it in the spot near bar then it would be easy to unload from dishwasher to that cabinet. However the cabinet will be a bit of a reach due to placement and having to lean across corner.

If I put it in that lone cabinet it will be easily accessible for use but is not near sink or dishwasher. I can use water from fridge to fill but will have to carry over to sink to wash. Also I would have a walk to unload mugs and glasses.

My plan is to store dishes in drawers at end of peninsula.

Pic shows open shelves above cabinet with mw drawer but it would be appliance garage and cabinet above if that ends up as breakfast station.

I will say you don't want it so the mugs are above the flip up appliance garage. If the appliance garage is flipped up, you can't get to the mugs, etc. (Don't ask me how I know. All I can say is DH was none too pleased when we first moved in here. We wound up putting the mugs above the cabinet next to the flip up.)

I know you said that isn't the one you want, but if you get one that recesses back in, you have to account for the loss of height then. What is the height of your coffee maker? I know we have to store ours sideways in our garage because the depth of the coffee maker is too deep. Additionally, we have to pull it out to the front of the counter to put the pods in.

It's why I decided to instead do a cabinet like below in my new build. The only difference is it will be a 30" wide cabinet and will be the full depth of the bottom cabinets. Also the doors will recess back into the sides of the cabinet, instead of bi-fold doors. This will allow for adjusting shelf heights as needed.

As to where to place it, I find I have to walk a few steps now to put away glasses and mugs and it's not a huge deal. My plates which are fiesta ware are heavier, so in my new build, I'm putting them on the other side of my sink.

Cp, great option! I am planning on 15" deep uppers and was considering a roll out base as we do the same thing, sliding coffee maker out to put in pods. I think I would actually prefer the mugs and glasses away from the other dishes as we get those way more often than a plate or bowl. Also putting it over there get glasses closer to fridge.

That lone cabinet will be 36" wide, will it look odd if I make it a total of 102" tall? That is the height of the cabinets on the wall with the fridge.

The house my wife grew up in was surrounded on two sides by a hospital and one side by a railroad track. The ER was right outside a fairly shallow yard, 15 feet from the porch and you were standing on concrete parking bumpers for the ER parking. Trains and the traffic into and out of the ER for a large regional hospital never once bothered me, even when I was just staying for the holidays. That extreme situation will certainly effect your resale value. My wife couldn't even hear the train. The train tracks are hidden by foliage and the first time I visited the train caught me by surprise, when I was asking about it she literally could not hear it. I actually had to describe the noise. I remember this because for years I teased her about it (I watch t.v. too loud and I always responded with, "and you can't hear a train"). There are thousands if not millions of similar accounts out there. Hell, no one could live in most of New York City, Chicago, or Boston if noise like this bothered people. The resale value question is very legitimate, and I really can't answer that. It depends on a lot of things, such as actual distance, foliage, etc. Of course, take this advise for what you paid for it, but the noise thing is really not a problem. In fact, light pollution is a much bigger problem than noise pollution in neighborhoods close to commercial type buildings. If you are not comfortable do some more research and you will be.

I wonder if the lack of responses to your post is because your floorplan is so hard to read? I think you had the arrow for North facing down so I took a guess and flipped your plan the way I think it should be to have the compass points right. Is this correct? I also had to take guesses at the writing indicating rooms, etc. Please correct anything I guessed wrong at and answer any questions I've asked. It helps us understand better how the flow is through the house which can determine the best placement for things. Also, where do you bring in your groceries from? Where is your best views? Do you get unobstructed light from the west or is it blocked a bit by trees, other buildings, a hill? I love windows and natural light. Unless you have a really horrid view, I would have virtually all windows on that west wall (indicated by the blue lines). If you absolutely must have some upper cabinets, I would limit them to the pink squares. I like that this layout gives you two prep spaces. Regarding the post: I would bring out your island to abut against the post and then I would add another post at the other end of the island (green square). Make the posts as decorative as possible using panels and/or moldings. This way it looks intentional rather than an obstruction to work around. In case you haven't read a lot of posts here, I would do all drawers in your lowers. Most here recommend that. You have more accessible storage and drawers can hold more than cabinets. If you do that, you will likely have enough storage where you don't miss upper cabinets. Oh, I didn't draw it in but if you want a microwave, I'd put it in the island facing the fridge. Handy for heating up snacks or for cook. If I'm really off-base on my interpretation of your rooms and/or orientation, please let me know. Oh, another question. I forgot to write it in but is that a door or window on the west wall of the family room? If it's a door, do you really need that door from the kitchen? Or maybe that kitchen door is really a window? See, the small, unreadable writing makes this confusing. Hope this helps a bit.

The kids may be short forever. I have one that will be because she takes after me. :) I do have a 42" counter in a recreational vehicle and I hate it for cooking and dishwashing. It's fine for other stuff and I'm pretty picky about height things. A kid that is old enough to do anything on a counter is probably tall enough to do it on a 42" tall one if we're talking about easy stuff like pouring me coffee. A pullout cutting board is always nice though, for anyone. Find a 42" counter somewhere and play with it. See how it feels, especially in back since you're looking at a deep one. Stick with drawers. Measure cereal boxes first. I am not ready to retire my microwave in favor of my speed oven. There is still hope, but not much.

At least in this drawing, it looks like your kitchen will be bigger than your living room. I made that mistake in our remodel. Now I would much prefer more space in the living room. When you look at this drawing, imagine if the dining chairs and barstools are occupied or just pulled out. No clear walkway. Your plan really does need to be reworked. Good luck!

No it will actually balance out the fridge wall. :) It will look fine.
