Design Dilemma Kitchens Building a Home

Where to place breakfast/dining area

We are in process of finalizing plans for an addition to our home. The back will now be fully open plan living, kitchen, breakfast (we have separate formal dining). My dilemma is whether to do kitchen then rectangle dining then living room all in a line or whether to do kitchen and living with dining nook at the back end. In a lot of ways I prefer this but am worried about dead space between the kitchen and living. From memory the space is around 40 feet across. Note that the position of the stairs is likely moving so don’t worry about them.

Get RID of the corner walk in pantry, please, no matter the plan. Perhaps you have too much window : )

Thanks for the reply. Yes the corner pantry is going. This is a draft plan from a year ago and our plan is entirely changing (we are in a historic area and the guidelines have changed which will change our plans a lot) so it very much is back in concept mode which is why I don’t have the two plans properly drawn and exact measurements etc.

Red Roze - Love your kitchen. What kind of granite is that? Also, we need a sectional that size and style. Can I ask what brand? As far as eating spaces go, we have our round table and chairs in between the kitchen and family room. We do have a formal dining room for company. I love having the kids there doing homework, etc. while I'm cooking.

Seems like they've become an "event" or mini vacation place these days. Trying to give something different they command a premium price, but then again considering that the owners seldom own more than one they have to make their living and pay the bills from the one place income. Their taxes, insurance and likely even utilities are higher than if it were a normal "home". And of course to command the prices they can't afford the luxury of ah, I'll dust this weekend and they're probably tied to it. I've thought I'd like to stay at one or two that are more of interest to me. One is a converted lighthouse and you can actually become the lighthouse keeper for the time you're there. Another one is a supposed haunted hotel in a small town I used to travel through often. I remember seeing an old guy on the old fashioned front porch (this place is probably 125+ years old and I joke that he might be one haunting it. There's one or two others I've heard have interesting things about it which could be of interest to me. I'd be interested in staying at one (or more) of them as a destination but for accommodations while traveling, especially when you want a bed, a roof and a shower for the night - leave in the morning - I can't justify the cost. Actually I can often sleep better knowing I paid 1/10th the price!

Hi Rsh Grge, On the left hand side of the space where the wall is 7'3", you could fit a 24" round bistro table with 2 smallish chairs, angled so they look toward the door opposite. Then you have a space of approximately 9.5' x whatever space there is between front window wall and the door on the right wall, (probably 3.5') for two comfy reading chairs of no more than 32 x 32", with an 18" round table between them. If you'd like a breakfast table for 3 or 4, then figure on a 36" round table on the left with 3 or 4 small chairs, and on the right only one 32 x 32 reading chair and a round table of 18 to 20" beside the chair. Once you get the furniture in place, you'll see what kind of space you have left for plants. Fit in low bookcases where you can. Ikea is an excellent source for the bookcases.

What are the orientations of the living room and kitchen? IOW, will one get southerly sun exposure and the other north, etc.? That would be the biggest determiner to me on where the spaces are located.

Also, how do these spaces relate to the rest of the house?

The whole thing faces to the south. The wall where the kitchen currently is will have shade from the car porch but the room should be very bright.

At least in this drawing, it looks like your kitchen will be bigger than your living room. I made that mistake in our remodel. Now I would much prefer more space in the living room. When you look at this drawing, imagine if the dining chairs and barstools are occupied or just pulled out. No clear walkway. Your plan really does need to be reworked. Good luck!

Also, are you sure you want your sink in the island? You seem to have plenty of counter space to put it elsewhere. I would hate having dishes piled up on the island.
