Please help me find a plan!

We would like to build a house. We are struggling mightily finding just the right plan, I am hoping the community here can help. I have a long list of what we'd like, I thought it would probably help to be inclusive.

The house would go on a 1.4 acre wooded lot. Nice views from the back of the house. The lot is over 300 feet wide and deep, so no real space issues. Would like to keep house under 3000 square feet, not including basement, and keep cost under $400k.

We like the lodge/mountain pottery barn look. Exposed beams, big stone fireplace, etc.

Here is our list:

3 bedrooms

No formal living/dining room

Kitchen: island with seating, walk in pantry, view of backyard, lots of light. Would like dining area/nook to be off kitchen, but not between kitchen and great room (don't want to look through dining area from kitchen to great room.

Great room: exposed beams, big windows, stone fireplace,

Entry: view of backyard when walking in door

Half bath somewhere near great room/kitchen

Master: located at rear of house, vaulted ceiling

Bedrooms: Jack and Jill bath or each with private bath.

Garage: 3 car with side entry. Mudroom at garage entrance to house

Laundry: has window, enough space for folding and ironing.

Basement capable of being finished.

Large deck, part of it covered.

The program element that makes it difficult to find good designs is 3 bedrooms on the ground floor. Most of the plans on the internet simply put the kitchen in the interior of the house with no windows which has never been acceptable to any of my clients. A 1 1/2 story house massing opens up many more possiblities.

Here is a Gardner plan that puts the kitchen at the front of the house. Perhaps the garage could be moved away from the house.

This looks like it has most of the things on your list...The only things wrong are it has a dining room that looks into the great room and there's not an official mud room but that could easily be made into a mud room.

Summerfield's design is very similar to one I did for my Dad about 6 years ago when he was thinking about building a small lake house after my Mom died. Then, at age 78 Dad ran into a very nice widowed lady that he had known 60 year previously while in high school - and the next thing we all knew - he was planning a wedding instead of building a lake house! So my plan got shelved entirely... but it would have been a very pretty little lakeside cottage! One nice thing about a plan like Summerfield's is that, while it would live very nicely for a single person, it is also large enough to host some of your kids/grandkids occasionally. Or, if you should chance to remarry, it would not be overly crowded for two people to live in full time. And, if you put a pocket door at the back of that arched opening leading to the two secondary bedrooms, you could close that portion off entirely when you don't have company and save on heating and cooling costs. (Keep just enough heat on in the winter in that section of the house to keep bathroom pipes from freezing.) You may not have any need for a huge walk-in pantry so, if you do any sewing or crafts, you might prefer to skip the pantry in favor of an enlarged laundry room that would accommodate a sewing machine or a craft's table.

Hobokenkitchen, What did you decide? I am having the same debate rght now... 72" double vanity, doing a mirror over each sink, and need to decide about lights next to mirrors or above? And then, heights to place them all? Ack, these decisions are killing me!!! PS, Bee, I've not seen the pics of your bathroom before--I love the curtains behind the tub. I, too, am going to have a pedestal tub like that, with a window behind, and I think I'll need to cop y your curtains :) I also think we are ordering that chandy from overstock--I love it!

Well I'm a magpie too :) So I have both a mosaic (behind the range) and a subway tile, but I do have to compliment the fact that you went with a blue. I like it with the granite. A neutral would have been safer, and oh so boring :) By the way, we need to use the term DS...oh wait that's taken....(Dear Spouse dear son might get confusing) Or I like "SU" (spousal unit). My DH or SU as the case may be :) was told early in the design process that "I don't know" has a three day window to be turned into "I don't care" if he can't figure out what he wants :) Since I'm the designer...that's a challenge for him heh heh But he's one opinionated SU so normally he comes up with something :) He had definate influance on the backsplash. I was HORRIFIED with the cost, and he decided that it was the "only" one that worked LOL so my inner magpie won LOL

chelwa, thanks for posting. Here is a more blown up version with some dimensions. Currently the sq ft for this is something like 2400 so I would probably trim fat in ineffecient spaces. Probably the dining/living/kitchen where it seems a little bloated. Plus the side entry and stairs combo seems to be wasted some space as well. My wife wanted a side entry but it may be more practicle to just have back yard door, front door and garage entry. It just creates too much wasted space. The stairs could be moved as well, maybe into the garage space. For the windows, I think we would try and have Bedroom, Dining room, Front Door, Office, and Closet.

Thanks lisa-yes a ranch is preferable. I like your plan--never seen an office off the master like that, might make a nice sitting area. Definitely don't want the formal dining area, would prefer an informal nook off the kitchen, but maybe I can have a few plans I like and ask the builder to mix them together.

Try Garrell Associates the Amicalola Cottage. It sounds like it will closely meet your needs. Such as, one main living area with a screened porch, large deck, view of the woods from the front door and the entire main floor, master in the back, side entry garage (some variations have a three car garage, mud room, large laundry room,etc.

You may want to check out the entire series, Nantahala, Tranquility, etc. has many variations of number of bedrooms, size, etc.

We built a version of this model, the Achasta Cottage and had an architect modify it slightly to meet our needs.

^^^ That's a funky plan! And looks easy to move the garage to the right and backwards (in line with master bath / closet) and keep side entry!

Cost would depend so greatly on location and finishes that I would not venture a guess on the subject.

Please help me find a plan!
