Comments (24)Kirkhall, I actually agree with you, but I have heard that prep is 80% of the work. Plus DH, who is also in the kitchen, prepping, cleaning, etc likes the idea of facing the TV while washing dishes and prepping. Me, I like that I was able to shave 3 ft off the plan - and was a little worried having a 17 ft wide dining area - seems a little wide for a 6 seating table. Approx 14ish seems more reasonable (kind of like plan 1). I am kind of neutral to which way it faces actually and see advantages both ways. The only arrangement I am actually not that fond of is kitchen, dining and great room all in a row left to right. As far as fridge placement, I can work that out if it's not ideal. It was just a quick revision. Thanks for the link to CamG's house. I like the upstairs, and it could work with a few modifications. But both DH and myself do not want a WIC off the bathroom, we need a soaker tub as well as shower for the master, no water closet, and I would like a master 17-18 ft wide and a width of about 15 or so. The rest of the upstairs would be flexible I think. I would welcome any more opinions about the modified summerfield plan (hallway etc) vs plan 1 (no real utility hallway) . Comments (35)A lot of people are picking up B as the better location, but several things you have said about A make it sound like the better location -- rising real estate values, $100K below the price of B but $200K less than the price of a similar renovated house in the area and an odd ball in terms of not having been renovated while the other is an oddball because it is "half-baked modernist." You can get into some serious money if you start trying to do a facelift on the exterior. I'd want to know I could give it better curb appeal as well as update the kitchen -- and both can get expensive. I do like the architectural details in A -- the transom, the window -- can't see a lot else. From what I've seen and heard here, I'd probably like the overall house and get more satisfaction out of doing it. I'm not clear from what I'm reading here whether you would be living in the home while the work is done. I wouldn't be able to use that kitchen at all -- I'd get a wash tub and use a camp stove out back until it was done. Better now than in January. The adjoined houses don't appeal to me as much -- maybe it's a Texas thang -- wide open spaces and all. ;-) Make sure the legal issues are fully resolved (final orders, appeal times have run, titles cleared -- everything). Do you know why A came back on the market? If it has to do with property condition, wouldn't that need to have been disclosed? Did someone buy it and decide they didn't have the time, money or patience to redo it or did the original sale fall through? I'd want to know all I could there. You may get a honey of a deal. Houses that re-list tend to not do as well the second time around, and this house has been looking for a special person from the start -- one with patience and TLC or a big budget for a teardown and the desire to add another multi-million dollar home to the neighborhood -- which is more likely with the market rising there. Comments (9)It really is ALL about your cooking style, and how you think that might evolve over time - and when the very hungry teenager turn into their own visiting hungry families. We are only a fam of four - two younger kids, with a 36" range top, dual 30" ovens, and FD CD fridge. The CD FD fridge is fine but the freezer is too limited so we picked up a small upright freezer (it was an inexpensive 11 cubic Fridgidair) for the basement that is perfect for our needs. I hear many say that dual ovens is mostly a waste but we use the heck out of our dual convection ovens - mostly every weekend and heavily often. My one kitchen do-over would be to get a 48" BS range top with grill and 6 burners instead of just my 36" BS 6 burner range top. I don't do much griddleing and have a large all-clad electric I pull out when I do. But that's just a preference thing....See MoreWhich would you rather? Kitchen layout-palooza!

I like that move a lot. anj_P, the back of the house is south facing, and the current window placement under the sink is east facing--not a lot of light there as house next door (city block) is pretty close. Msjoan, I too love the four windows! Patricia, thanks. We're also not sure about the benefit of enlarging (though we have asked for a scheme where the 4'9 internal addition is imagined as an outside deck space.
