Comments (12)Our master bedroom suite is over our garage. The garage is slightly heated (kept at about 45-50) and is fully insulated (doors are around R20, they were the best we could get at the time). There are no issues with heating or cooling the room (it's a separate zone as well), but the floors are marble and wood and the floors (especially the marble) are cold during the worst of winter. I don't think it would be an issue if you had wall to wall carpeting. If I had it to do over I would have put radiant under the marble. We are going to have a rug bound for the bedroom and that will take care of the cold floor issue. As far as noise goes, the garage door rarely wakes me up. I know we went for whatever type of opener was quiter, plus it's well insulated. I'm in Maine, by the way. As far as fumes go, fumes from what? You shouldn't leave a car running in the garage. I just start it up and backout. The smoke and CO detector has never gone off. We keep gassed up lawn mowers in the garage without issue as well....See MoreCost of expanding bedroom
Comments (4)I'm planning an addition in Alameda Co. too. Is your architect unable (or unwilling) to give a ballpark estimate? We are waiting on bids for our job but based on what we've seen so far, I'm also guessing that you should be expecting to be at the high end. Apparently there is a large difference even within the county though--Dublin or Pleasanton will probably be significantly more affordable than Berkeley... Comments (3)This tends to make homes less than desirable when you sell. The garage is unconditioned area of home and aren't included in the heat load calculation when the home is built and people often under estimate the amount of money required to do this right, to be able to make a garage comfort enough to be livable in. If you convert it and the room is uncomfortable you won't want to live out there. Then you find out how much more it will cost to make the room comfortable. It's a double edge sword. You need to think long and hard about this decision and find out true costs to do this the right way. Many times people think they can steal air (heating or cooling) from the HVAC system of the home, just run a duct over. But this doesn't equate to 'comfort'... Under extreme heat or cooling the system will likely not perform well enough and in the process makes the rest of the house uncomfortable to boot. If your house is too small, it is almost always the better way to add to the house. If you can't do that it might be better to consider buying a larger home and selling this one....See MoreMaster Bedroom - starting over
Comments (62)I understand your window issue now. I'm not keen on bare windows for a bedroom either. I have simple white sheers with a blackout blind in mine. When the blind is open during the day, the sheers are there to filter the light and offer some privacy. I rarely open the sheers. How about a double rod for sheers and something more textural on top that could dress the window sides? Don't know if that option was suggested upthread but I don't see a picture for it. There is the roman blind with sheers option Irene posted. Perhaps you'd appreciate an in-home consultation? I know a few companies offer free window treatment estimates. There are all sorts of options that exist out there. You might want to see what the optimal option is for you and see what kind of chunk of change it would cost you before trying to navigate the ready-made options.
