Comments (37)The vestibule seemed to be jumping off the screen so I had to draw it. I'm glad it worked out. When I look at a design I automatically reach for a pen and tracing paper. People make fun of the fact that I always have a half dozen different colored felt tipped pens in my pocket and don't know how they got there. My former boss would hold his hand out palm up and I would put a pen in it. I recently left my pocket scale at a client's home and have been so miserable I ordered a half dozen of them. Sometimes it helps to draw the plan by hand with furniture, people, feature highlights and circulation arrows. Plan weaknesses will quickly become evident and solutions will sometimes seem to jump out at you when you are free of hard straight lines, dimensions and the burden of keeping what has already been drawn. It also helps to turn the sheet around and imagine walking through spaces from another direction. It doesn't have to be pretty; it's only for you. Few of these sketches are kept more than an hour and often I don't look at them when drawing the final on the computer; it's just an exercise. IMO unless you're using up a lot of tracing paper you're limited to reorganizing other people's ideas and those ideas can easily get out of proportion and not fit together as well as they originally did....See MoreKids bath: Window or Extra foot in bedroom?
Comments (14)Thanks for the responses. My daughter has a full sized bed, a nightstand, a longer dresser (under 5 feet) and a tall dresser (2 1/2 ft wide). I will post a pic of the layout later when I get back from finishing my Christmas shopping. Oaktown, in your 5ft wide bath, does the tub sit on the exterior wall, so the window is in the tub area? That is one of the options if I go with the 5ft wide and keep the extra foot of space in her bedroom. I don't love the idea of a window in the bath- and with the shower curtain drawn (they like shower curtains vs. glass) It probably won't be effective. If I go with the 6ft width, then the bath will be on the long wall, and the window will not be in the tub area, it alongside the tub....See MoreHow much value is lost when combining bedrooms?
Comments (8)Were you in Anchorage for the crash in the mid-1980's? Our market has only recovered from that in the last 7-8 years. It took approximately 15 years for prices in Anchorage to return to the 1985 level and they only passed that 7-8 years ago. We had a condo on the bluff out by Kincaid park. In 1985, the appraised value was $100,000. In 1986 when the crash hit, the appraised value was $39,000. A loss of $61,000 in one year. It took until 99/2000 for those units to again sell for $100,000. We sold in 2004 for $130,000, so that was the period prices really starting gaining ground. So, I'm not sure where you are coming from with a strong market for the past 20 years. I believe prices have peaked here due the glut of homes on the market, compared to 3 years ago. When we sold our house in Bayshore, there were 34 homes in the ciy in that price range. Last time I looked at MLS a few weeks ago, there were over 200 in that price range. When we bought this house in College Village in March of 2004, average days on the market for this neighborhood was three or less. Now, houses in here are sitting for over six months before selling. We've had a large push for interest only ARMs and people in houses that can only afford it that way. With the sub prime market going South very quickly, I believe we could again see a real estate crash here. Not as severe as during the '80's, but the forclosure rate is going up. I'm not aware of any tax penalty on a loan. I asked the DH, who is a CPA, and he said it sounds like you mean a pre-payment penalty. Would that be correct? Comments (23)I would do two bedrooms right now and a modest bathroom and leave the rest open as a loft space/kid's play space. You can always add walls later if needed, especially if your DH does this for a living. The thing is that life rarely ever goes according to plan. We had one son with the intent to have a second child when the first was 2-3 which didn't go according to plan. When he was 4.5, we had TWIN girls (surprise!) so stopping at two was never an option. Now, we have four! Plan your house as reasonably as possible but leave enough leeway so that if things don't happen in the order you think they are going to happen, you still have options :)...See Morecupofkindnessgw
