Comments (28)Dry all last year and the beginning of this year (except for a 2ft snowstorm in Feb) until the last week of May when we got a month's worth of rain in 1 week. Alternating cold(30's) then hot (90) then cold (40's) temps in May and June, finally got tomatoes out the beginning of June and MORE rain! Poured for about 20 minutes at dinner last night, weather.com is showing 0 inches but I'm guessing 1/4". More gentle rain overnight, clear this morning and then this afternoon another T-storm. So I'm saying 7.5 -8" this month plus the 3.5" last week of May. Tomatoes are looking sad - I started replacing some yesterday and also planted 6 I'd been holding back. Haven't checked today to see how they've held up in the driving rain (had a couple broken last week). Peppers are still in 6-packs, I guess I can say they're hardened off though they may sunburn when I can get them out, 1 is blooming. Squash looks like it's loving this weather, cukes OK (seeded before squash and they're smaller), spinach is bolting and the kale and Asian greens are just OK. I guess I'll try to harvest mustard greens, tatsoi and bok choy for stirfry mix rather than salad greens since lettuce is so far behind. Carrots are disappearing, lettuce is barely coming in after seeding twice (every time I seed we have a downpour) but the arugula in the mix is getting tall (not bolting yet). Radish bulbs are finally starting to show above the ground 3 weeks after seeding and I don't know what's happened to my chard and beets that I've seeded twice. Beans are doing OK, but I lost 2/3 of my edamame. The only thing I'm harvesting right now that is doing really well is strawberries and they're coming to an end just as market season is beginning. Comments (53)Yes this is an old thread, but extremely relevant; especially in light of Covid and all the insanity it is breeding. I have two nasty neighbors, so I got the luck of the draw. One on each side. The neighbor to the left was syrupy sweet for a few months, but that turned. The neighbor to the right is anal as all get out but feels as if he is entitled to encroach on our property, move things, dig our fence up because he felt it wasn’t level, take deck tiles he agreed to buy from me, but never made good on, mow over my outdoor area rug, and “accidentally“ destroy various things. The man isn’t crazy, just anal and entitled at 50 plus years old. Worse than a toddler. Never apologies or offers to replace what was damaged. I have felt like retaliating in several occasions, but I always pull myself together. My husband is now seeing things more and more. You are not crazy. Those that are calling you crazy must be “that crazy neighbor” to someone else or just plain evil and nasty. There are so many people in the world like this. A person entitled and miserable is extremely difficult to live by. I pray your situation has improved. We are hoping to move in a year or so. Comments (19)These are great comments, thanks. I'm going to talk to a remediation specialist tomorrow and see what he thinks. The lady is fine with me having anyone come to the property and check it out. It really might be nuts to attempt two projects at once... however there are some snags / red tape with our larger property (building rights and stuff) that may take a couple of months to sort out. The GC thinks we could knock this renovation on the tiny house out relatively quickly, within 6 weeks; even replacing drywall. We're still pricing everything out though, so that might be the deciding factor. I'm torn between wanting to save money on rent while building and not wanting to get involved with a project that might end up being a nightmare. So hard to know. I'd be willing to take it on if a) the red tape with the county really does sap up another 3 months of prime building time, and b) if the amount invested would still save us a bundle on rent, and we'd be able to get something out of it at the end. Tearing it down is definitely an option. The land is priced so that even if you tore down the house and did nothing, the price per acre is still fabulous. And it has 3 water rights which are worth their weight in gold. This is part of why I feel bad about taking advantage. If she had this listed anywhere (we found her by accident, touring our property) it'd be gone in a hot minute, smokey house and all, just for the land. One option might be to tear it down and rebuild on the existing foundation. The footprint is much smaller than our house plans, but the GC still thought there was value there, the electrical, septic, and gas are all in, and the foundation (crawl space) could be altered to accept our home. The last kicker is this piece butts up to the north side of our property! We'd be adding ten more acres to our existing land. Comments (14)That's a fair question, chris. I'm not sure -- obviously we considered it, since we looked into it. My husband would probably be more likely to want to do it; he's more of a "It's a big business...who cares if they end up losing money" kind of mentality. As the lady at the bank explained, the reason the banks offer this kind of program is because it's in their best interests to keep people in the houses, even if they take a largish hit. Taking over the property and then trying to sell it as a foreclosure means they're likely to take an even bigger hit. Knowing that, though, I'd probably still have a hard time doing it, even if the gov't didn't take 50% equity/appreciation. It just wouldn't sit right with me. Would I still do it? It would depend largely on my financial situation -- if I have the money now to pay my mortgage, then no, I would argue strongly with my husband against doing it. I'm only half of the decision making process, though, and he's the larger breadwinner in the household, so it would certainly be...an interesting conversation. Thankfully, it's a moot point right now. What I had hoped the program actually was, was something where they did cut your mortgage to 90% of current value so that you could make the payments more easily...and then when you eventually sold the house, you repaid the bank or the gov't the money that they cut out that you owed on the original loan, if the sale amount allowed for a profit. That seems fair to me. Or actually, what the loan officer described it to us as: the gov't gets the equity/appreciation sharing but only for the first 10 years. After that, it's all yours; so you have a vested interest in staying long enough so you can gain full equity in the house. (obviously, she was wrong) Either of those seemed like fair ways to handle it. But 50% share in the equity of the house across all time seems like too much to me; if you stay long enough in the house, and the market does turn around, the gov't looks to make far more than the amount that was deducted from the loan. Most people expect to make some kind of equity gain on their house over time -- otherwise, why not just rent? Having to fork over a full 50% to the gov't just seems like way too much to me, just for the privilege of staying in one's house. I'd find some other way to make it work, personally. As an aside, I certainly didn't post this thread for people to pat me on the back, although it's very kind of those of you that have done so :) I was just shocked at the first example in my post of how unethical some people can be, and also wanted to share what I found out about the current programs that the gov't is offering to help people. I didn't find the latter to be particularly helpful to me, but maybe someone else will see it, and think it's a good deal for them....See Moressdarb
