Building a Home

Timeline Question- possible?

Hi everyone,

I know there are lots of variables that could affect the outcome but I was wondering if someone could tell me if my timeline is *possible*. My builder is reluctant to give us any answer because he doesn't want to disappoint us- but since we are dealing with a home lease I would like opinions.

We have drywall installed and are having cabinets installed August 31st. 4500 sq ft house.

Our lease ends November 15th. Does anyone think we *could* be done in time for that or should I begin looking at extending the lease?

Extend the lease for 3 months. It's cheap insurance against being homeless. And it doesn't extend the possible deadline out so far as to take time pressure off of the builder.

Our rental company kicked us out a month earlier than expected. Our builder had held firm that we would be done late Sept, even when we told them we were going to be kicked of our rental out Aug 31. We then offered them a bonus (basically a months rent) if they were able to get us in Aug 31. The progress has been blazingly fast since, and they expect to get us in on time. Not exactly sure where you are in your timeline, but it's similar to where we were.

Thank you all for the advice. In the past not knowing anything about potatoes I bought the first pack I found & tried the "bag" planting. The plants grew and grew but when it came time to harvest I had pea-sized potatoes that were inedible, of course. Tried a second time only for the potatoes to rot in the bag under the soil & never planted (after waiting 12 weeks, too!). This time I did some research, ordered online, cut only the largest potatoes, leaving smaller ones intact, got fertilizer & dug a huge trench in my backyard. LOL. Then that frost hit the next day & my doubts crept back in that I hadn't done something right (although to be fair I checked the weather & there was no hint @ frost). But I'm glad this forum exists with helpful people like you all. Thanks again!

And here is a photo of the hoophouse almost completed. I cover the door at night but need to build a door for it and double check the seams etc. The ventilation area between the two ridgepoles is functional but it will be a week or two before I have it finished out based on my original design...had to finish it up quickly due to the cold temperatures we are experiancing. It will be near 32 degrees again tonight. Sorry for the photo quality. Most of these last photos were taken very late in the evening. Jay

It's strange, because when they were here they both seemed excited and interested, and the GC even made a comment about it being good that he had my project to focus on now as it was a little slow otherwise. His excuse for the CM was that he was too busy building cabinets to work up the numbers (well duh, I expect him to be doing that, but like I said, I just need some basic info here and it's like pulling teeth!). I will call the GC tomorrow after my meeting with the builder and let him know I am 'seeing other people', as it were.

Talk to the landlord about it and let them know that you might need to go month-to-month for a couple of months if the builders have problems. Most landlords will work with tenants who give them plenty of warning.

... mid-November is a crappy time to be trying to rent out something because almost no one wants to move during "the holidays".

I'd take pressure of *yourselves* by extending the lease. The 'big work' goes pretty fast, but the finishing has a hundred more elements that all have to come together. Sometimes they don't. We had to move out to a different rental for ten days after moving in. The floor man messed up the wood flooring, and it had to be re-sanded, stained, poly-ed. Better to be able to sit tight away from the work until the last of the punch list is completed. (Builders hate doing those last things.)

It is certainly possible to finish in that time limit but it will require commitment and motivation and that is difficult to predict. The incentive approach might work.
