Kitchen layout on new construction home

Hello all,

I recently posted our floor plan on the home building forum but was encouraged to post kitchen here for the many experts! I would be very grateful for any suggestions or comments.

It is a new construction home and the layout is based on the kitchen of a house I toured a while back, I included this pic as well. We tend to gather in the kitchen when entertaining. I believe that it will have a single oven with a warming drawer (my preference) with microwave above. Gas stovetop. My main issue - the pantry. Sigh. Hubby hates corner pantries (says it is wasted space) but I think the setup looks very awkward. Another possible problem - space in front of space doesn't seem wide enough. The island measures 2 x 3.

Thank you for any help. Please let me know what additional info that I can provide. I'm new to the forums and still figuring everything out!

I'd shorten the island a little (12" m/l,) to make a wider aisle between it and the fridge. The way the corner pantry is built, it seems that you'd get almost as much storage space with cabinets, and wouldn't have the sharp corner jutting into the kitchen. If you're open to alternate layout ideas, you can post measurements of all kitchen walls and the sink run. Include anything that can't be changed. Good luck!

What is on the other side of the door next to the pantry? I don't understand your post...DH says the corner pantry shown is wasted space (hey, the Costco stuff has got to go somewhere- where does he want?) and you think it is awkward.... meaning neither of you like the drawing attached?

For the overall here[it's a social floor plan-casual] I'd do a U kitchen-sink wall is the middle of the U. Reason is that people migrating in from deck and from family and dining area can use the right arm of the U as a peninsula with stools. Great spot for seating. You'd still be able to have 8 feet width inside the U it appears. Place fridge on lower wall backing up to closets...sink and range inside U-sink about where it is,maybe center the windowscape and range on wall that backs up to corridor over to the left. The island as you have it isn't desirable to me. the range on the left wall means at the peninsula you can do something more visually appealing with pendant lights/back side with panels or whatever to work with some stools and also have just a little separation from the cook's part of kitchen. this will be appreciated I think especially if the dining zone is the only one you are planning. Activities at the range with lots of counter around it will be a little more removed from the middle extremely open part of kitchen where you are suggesting it. You could plumb a small 2nd sink down on lower wall with fridge-perks to that as well.....stylish little zone with added pendant light carrying the theme from peninsula.

After seeing benjesbride's idea to add a door, this would be a more direct route to the pantry, and it preserves the sink/pass-through. The door is narrow (30"), and would have no facing, and the counter overhangs would be flush with the edges. I have a similar sized door between the kitchen and LR,--the cabinet edge is flush with the door opening, and the counter wraps the 'facing'. We have a lot of traffic through that opening, but no problems. If you use 1" overhangs, the total length of the wall would be 123". You would also have the option of a wall oven, leaving drawer space under a cooktop, and eliminating a blind corner. That space could also be used for a coffee center. Disadvantages would be that anyone coming from the mudroom might cut through your work space to get to the LR, although taking the hallway would be the same distance, and the wall oven step-back space is tight. If you skip the wall oven, that would be perfect spot for a KA mixer. :) With no upper cabinets on the range wall, I gave you a 42" hood to help capture steam and grease.

OK here's another suggestion without changing out the front windows. I do love that large window and I think it will help with light into the kitchen. I extended the foyer wall and moved the stove to that wall. I moved the opening from the hallway up a bit and added the fridge there with about 3" of room on the end so the fridge door opens. The sink is in the same place it was. Didn't move it. Moved the dishwasher to between the sink and the fridge. Shortened the island. It's now 6' long and will seat 3 comfortably. Moved the prep sink over a bit so you can put things on the end of the island before washing. So now you have two excellent spaces for prepping food. Or if it were me, I'd probably ditch the prep sink on the island and leave the island "bare" and instead get a large prep sink like the Kohler Prolific. It's about 45" long and if you put two faucets on it, 2 people can work at it at the same time. BTW: You can also get a dining table that is wider than 36".

I've been thinking about the first plan I posted, with the interior laundry and mudroom. I still like it. If you put the laundry/mudroom inside, you don't need anything in the garage but a couple of steps (between the garage bays, where the steps start on the original plan), so it shouldn't interfere with parking. Moving the door down, across from the MR door, would allow you to have a ROTS pantry beside the fridge, and you could also have shallow storage cabinets beside the entry door. They could be used for extra pantry storage, brooms and cleaning supplies, extra mudroom storage, candlesticks and linens for DR, etc. You wouldn't need to carry laundry through the kitchen, but the W/D are still close enough to monitor while you're cooking. Likewise, laundry isn't lugged back through the kitchen. I incorporated the front entry closet into this version, and it's all included in your 14.5 x 23' space. There's a stub wall beside the oven, so the profile view from the great room is uniform. If you feel that the oven would block light from the great room window, the sink window could be widened. Note: I used 6" for all interior walls because that's easier to draw on my grid; you'd actually have a little more space on either side of the wall. You'd also have more space for storage in the garage. I drew the garage entry traffic paths below--it's not exactly to scale, but close enough to give you the idea of how the interior laundry/MR impacts the plan: Original, for comparison: Of course, if you use a different plan, or have an architect design a custom home, this is moot. I just wanted you to consider all aspects of the interior laundry.

The island is not big enough to be useful. It will only be in the way of direct paths from anything to anything in the kitchen, and the presence of the island tightens all the walkways unnecessarily. If you change nothing, lose the island.

The dishwasher currently opens into whoever is standing at the sink. Typically with a corner placement like that, you have a cabinet between the sink and dishwasher so the latter can be opened without disturbing the person at the sink. However, that is less-than-ideal too because now you are dripping more when you put dishes in the sink. It's simplest and best to just have your sink and dishwasher next to each other on a straight run.

Typically also, it's better to have your kitchen have at least one, if not two exterior walls. This makes venting the range hood easier (both in terms of running the vent to the outside and because hoods work better the shorter and straighter the venting run is) and means you can have actual windows in your kitchen. If there is no second story on this house you can vent straight up through the roof. If you have a second story, venting the range in that location is going to be a pain and never work that well. And regardless of the second story, you still have no windows in your kitchen.

pantry is useful to store big items close to kitchen. have you considered move the pantry door to the corner where I draw the yellow line? Just some thoughts

Thank you all! This was the feedback I was looking for.

Practigal - he doesn't like the corner door as drawn by xxder (I prefer it though)

Jillius - we will discuss either creating more space in the kitchen or ditching the island. And visit moving the sink. There is plenty of room on the straight run. No second story so we will vent to roof. Our current house is quite similar but on a much smaller scale - I guess I'm used to no windows so it doesn't bother me! Not sure why they called it a book drop but it is a drop zone or mud room,
