Comments (1)Our experience with UBI was definitely positive. We wanted a home built to a higher quality and with more amenities than average. Also, as experienced DIYers, we were planning on doing the plumbing, electrical, DV fireplace, central vac, enclosed deck, insulation prep work, floor tile prep, and many other aspects of construction ourselves. There was heartburn over the concept of paying UBI a percentage on work that we would be performing (why pay for oversight that we didnÂt need?). UBI offered a straight fee based on square footage that allowed us to achieve the 5% UBI cost on the home (combination of lower fee and more spent on upgrades). Regardless of how your home gets built, acting as your own GC or using a consultant, I strongly recommend issuing detailed RFQÂs for each aspect of the home when you bid the subs. Do your research and get educated on each aspect of the home and the best building practices to use. www.buildingscience.com is a huge resource for this. We didnÂt stay strictly with UBI-recommended subs, but also found high-quality subs ourselves. Many quote packages sent out had a full page or two of itemized details of what we wanted. Sometimes drawings from published articles were included to explain the particulars and procedures so there was no misunderstanding. I know this level of detail kept us away from many issues and misunderstanding during the build process. Also required are daily visits to the jobsite. Many were to talk through on-site what a sub was bidding; sometimes these exchanges resulted in improvements in materials or practices that we didnÂt know about. We always visited daily during construction to oversee potential quality issues. Realize, too, that there always will be the inevitable changes that need to be worked out as issues arise. Comments (4)Kath, this may help you. I read the blog and essentially you have to have an understanding of how colors mixed lean to warm undertones or cool. But what she also neglected to say is every color has a LRV-(light reflective value or how the paint will reflect light) Benjamin Moore Natural Wicker Color OC-1 Paint has a Light Reflectance Value (LRV) of 73.8 and a Cool undertone, while Benjamin Moore Muslin Color OC-12 Paint has a Light Reflectance Value (LRV) of 69 and a Warm undertone. Muslin will appear a bit darker. I'll link my favorite site for BM colors. While it doesn't post formulas, it does give you the undertone and the LRV of the color you are interested in by clicking on the paint name. I have found it very useful for any of my painting because it helps isolate what level of lightness your eye is drawn to. I also like to vist Glidden too because they also list LRV. Comments (20)Paint the fence and gate black. I recently spray painted part of my mother's chain link fence and posts. It was very easy to do. Rustoleum spray paint. Give the gate a bit of a brush with a wire brush before painting. Downspouts dark brown so they don't contrast against the brick. This isn't a house for an elaborate driveway. Black asphalt will look just fine. I can't see enough of the house to see where a walkway would go so I won't comment on that. But again, nothing too patterned or colourful. I've seen too many "fancy" walkways that clash badly with the house's brick, although they probably looked great at the showroom or in a brochure. I'd stick with dark brown slabs. She can stain (not paint) the new brick to match the old brick. Stain can be custom tinted. https://romabio.com/faqs/#masonry What is the white box to the right of the driveway? Comments (18)There have been some great suggestions, but I feel like we’re working in a vacuum here. What is your vision for your home? Although this has focused on the knotty pine, whether to paint it, and what flooring to pick, so much of the process is about the style you want, the furniture you have (or will buy), the colors you like, and the budget. I could go with light oak flooring, old Oriental rugs, nautical touches, red and navy and off-white, but I could also pick a dark green marmoleum floor, Morris chairs, black painted bookcases, a more rustic vibe, and plaids.
