tell me about your U Build It experience, Formula1

I noticed in another thread that you utilized the U Build consultants to help you with your home. I'm considering them myself and I'm curious to know how you would rate your experience. Also, you mentioned that the cost was approx. 5% of the total cost of construction. The numbers I've been quoted seem much higher.

Our experience with UBI was definitely positive.

We wanted a home built to a higher quality and with more amenities than average. Also, as experienced DIYers, we were planning on doing the plumbing, electrical, DV fireplace, central vac, enclosed deck, insulation prep work, floor tile prep, and many other aspects of construction ourselves. There was heartburn over the concept of paying UBI a percentage on work that we would be performing (why pay for oversight that we didnÂt need?). UBI offered a straight fee based on square footage that allowed us to achieve the 5% UBI cost on the home (combination of lower fee and more spent on upgrades).

Regardless of how your home gets built, acting as your own GC or using a consultant, I strongly recommend issuing detailed RFQÂs for each aspect of the home when you bid the subs. Do your research and get educated on each aspect of the home and the best building practices to use. www.buildingscience.com is a huge resource for this. We didnÂt stay strictly with UBI-recommended subs, but also found high-quality subs ourselves. Many quote packages sent out had a full page or two of itemized details of what we wanted. Sometimes drawings from published articles were included to explain the particulars and procedures so there was no misunderstanding. I know this level of detail kept us away from many issues and misunderstanding during the build process.

Also required are daily visits to the jobsite. Many were to talk through on-site what a sub was bidding; sometimes these exchanges resulted in improvements in materials or practices that we didnÂt know about. We always visited daily during construction to oversee potential quality issues. Realize, too, that there always will be the inevitable changes that need to be worked out as issues arise.

I have grown Jayne Austin in two very different climate zones. She was one of my two favorite roses in the maritime coastal climate of southwestern British Columbia, Canada. A climate probably similar to the UK where Jon grows her, temperate winters, cool summers and lots of rain cloud in spring and fall. There, she grew best as a climbing, or pillar rose to about 7 or 8 feet. She bloomed her fool head off from June to November and produced the most exquisite tea/noisette style blooms with a very potent and unusual fragrance as Jon states. Here in central Canada, Eastern Ontario, she requires serious winter protection, but is vigorous enough to grow to 4 feet after being pruned to 6 inches and covered with straw for winter. However, she only produces a skimpy first flush of flowers and then the occasional bloom thereafter. She does not like the heat and the few blooms there are in summer are small and wilt almost instantly upon opening. This rose wants to grow tall before it reblooms well. It likes to be well watered and does not like a lot of heat in my experience. One of Mr. Austin's very best in a temperate maritime climate. A poor performer in a cold winter climate or where there is a lot of summer heat and humidity. I agree, Crocus rose is a much better performing rose in most areas. But where Jayne Austin grows well, she is a very rare treasure indeed. Location, location, location! Cheers, Rideau Rose Lad

Melissa, Congratulations. I know you will enjoy it. I'm still working on my greenhouse when I have a few extra minutes from my other projects this time of year. I've done a fair amount of reading ect on hoophouses and greenhouses. I feel in this area even if you removed the ends in the summer the heat would be too much. I have read of a few who pull shade cloth over the top and remove either all or half of the ends and continue to grow in them in the summer. If you leave the ends on in the summer I've been told you will need to start a fan even if you pull the shade cloth over the top. I still feel it will be very hot inside but maybe I'll find out differently. I hadn't originally planned to put any ventilation or openers on mine. But decided after this spring and the experiences of a coworker I might need too. If someone is around all day during the heat and can open the doors,ect and also turn on a small fan then you don't need the automatic openers and vents. That is why many of the greenhouses ect don't have them. I've seen several without them and have been told during the growing season they are there every day. But I think it will be like everything else. The first few years will be a learning experience. And after a few years you will find methods that work well for you. Regina, Thanks for the link. I think (hope) doctors today have the mindset of sparing what organs they can. I've read/heard arguments on both sides of the story. Here's some info from the wall street journal health journal: Cutting Less More doctors are challenging the convention of removing the cervix during a hysterectomy. Here's why: * Pap smears have sharply reduced the incidence of cervical cancer. * Sparing the cervix reduces the risk of bladder damage. * Some doctors say it may improve sexual function. Some 600,000 hysterectomies are performed in the U.S. every year, making it the second-most common women's surgery after Caesarean section. It is done to remove cancers of the uterus or cervix, or more commonly to treat a painful condition called endometriosis or because of noncancerous uterine growths called fibroids. Prior to 1940, nearly all hysterectomies preserved the cervix because it was easier and safer given the lack of antibiotics and blood banks. But by the 1960s, removing the cervix, viewed as a cancer preventative at a time when Pap smears were still fairly new, became standard. Now the tide appears to be turning. In 2006, 9.7% of U.S. inpatient hysterectomies, which account for more than 90% of the procedures, preserved the cervix, compared with just 1.7% a decade earlier, according to federal data. ------- Just sharing that info, not saying they are right. Tell me about your Ventless fireplace...pros-cons

There are so many mixed feelings about this that no one can answer your question really. I'm no expert really, but I can say this: I love ventless units I have one in my new house, I hate vented gas log sets of any kind because they waste gas in my opinion. In 13 years I have responded to a few CO calls avoer furnaces but never once a set of ventless logs, heaters or anything. Ventless units burn the same air vented units do, it all comes from inside the house both primary and secondary air, only Direct vent units do not fall into this category. A vented unit can burn the air up in a room just as fast as a ventless can, and either have to be sized correctly for where they are going, or make-up air provisions made. Ventless need annual cleaning and inspecting to make sure they stay clean.
