Seller not allowing final walk-through before closing
Comments (88)Long grass wouldn't worry me, nor a bit of a mess I suppose, but what I can't understand is when what I would consider a part of the sale is taken away. The gazebo for instance, or shrubs. I would feel that what I had seen, was what I was buying, unless the sellers asked me would I mind if they took this prized rose that reminded them of their old dead Aunt Mary. Or, could we take some of the daffodils, would that be all right? And yes, of course it would be. Yet, with some people, it is considered normal to rip out shrubs and young trees to take to their new place, after the sale. So strange. Anyhow, I am glad that you've 'moved on', musicgold, as it's NOT worth the angst to pursue this sort of thing. Comments (39)Nothing wrong letting someone see your house under construction for as long as the homeowner doesn't mind and gave permission, the contractor says it's ok to see it because it is safe to do a supervised walkthrough (he knows best when its safe and when isn't). People who enter any private property under construction on their own without permission lack common sense, especially when some bring kids with them and let them run around without supervision while they walking around... They have no clue whats going on there and you hear lots of horror stories when people get hurt or worst wondering around construction sites. Here is a perfect example, a while back someone went to look at the townhouse they wanted to purchase, it was almost completed. The day before they installed a counter on the raised bar counter, and it wasn't finished the support brackets weren't installed. The couple entered the house to see it on their own without an appointment, the husband leaned on the bar counter, the granite flipped and slid down crushing his toes and few of them had to be severed. Even when you go to someone house, how many times someone told you "watch your head there is a low ceiling there" or "watch your step for one reason or another" etc. Without knowing some will take a nose dive or bang their head. Comments (11)Super duper picky and put it in writing. - Run every faucet to make sure it has adequate pressure. Fill every sink and shower/tub to ensure they drain properly. Our plumbers forgot to take the drain cover off in our shower in one bathroom in another bathroom some construction material got stuck in the pipes and the sink didn't drain properly. - look at every painted surface's corners and edges in daylight and artificial light for areas needing paint touch-ups - check that all cabinets are aligned and close properly - do your bathroom exhaust fans work? - check that floors are even and level - are there any scratches on windows or tears in screens? - some things may not be noticeable until the winter - drafts, windows whistling, etc. Make sure to reserve the right to go back to your contractor after a season of cold/rainy weather - don't let a contractor talk you into believing that something is right when you know it shouldn't be that way; do some extra digging and call manufacturers or other tradespeople if you need to. - overall, don't feel bad if you come up with a lengthy list. Ours was 75+ and we are still finding things a few months later.
