I think that if it improves your quality of life, can be done in a way that preserves the character of your house, and you can afford it, then why not?

I would weigh the financial costs and upheaval of remodeling vs. how much enjoyment you would truly gain from the changes. I think some things to consider are: Is your guest room in a quieter location? Would it be more cost effective to remodel it into a master suite, and use yours as the guest room? Do you really need more square footage? Would it add appraised value to your home? Is it for function or aesthetics?

Go for it! It doesn't look like it will block much of the view (based on your arrows) and getting a quieter bedroom will be worth it. Our Master is on the front of the house while the master bath and closet is on the back overlooking woods. It's also next to the garage. In my next house........

The first picture - Does the top red outline line show where the roofline would end or where the wall would end. What does the vertical line show? Where would the outside wall actually be? I assume that the addition would have the same roofline overhang as the house currently has to maintain the MCM character of the house.

Can you show us a similar picture from the end of the pool showing the addition size so we can get a feel for the scale? Would the addition affect sun lines at all?

jlc712 - very good points! The addition would be on the other side of the house, essentially another wing and construction would be very easy to live with. I dont think I would ever truly enjoy the bathroom/closet changes of the remodel because there just is not enough room. I definitely dont want or need the extra space, but I want my bedroom away from the road. Right now the bedroom is off the living room where the tv is, which can be loud. I would prefer to blow out the guest room and use that as a master, but the architect said it would be cheaper to just add on to the end of the house. I believe the addtition would add value to the home. The two homes across the street are 6000 and 8000 sq. ft., but my home is an older home with 8 ft. ceilings.

joaniepoanie-thanks! That is the main reason I am doing it - to move to a more private and quiet location.

Blfenton- It would have the same roofline. I would use an architect who worked with the original architect. He is very expensive, but I think this is the only way to preserve the integrity of the home. That is a very good point about the light. I had not thought of it. That is the north side of the house. I think there might be some natural shadow there already part of the day because of the mtn. If I dont do the addition, I would put some tall trees. Do you think that would be the same as far as shadows? The lines just show the general area. Below is a plan the arch. came up with, but this is not the plan we would use. We would reorient the bedroom to try to have glass on both sides so I could see the mtn. and the pool.

After looking at the plans, I wonder if you have already considered remodeling bedroom #4 ?

It looks like you could achieve what you want by expanding that bedroom out across the casual room, and then reworking the bathroom and closet. The casual room is very long, so it seems you could use some of that square footage without losing any of the function of that room. You could even steal a few feet from bedroom #3 if you were concerned the casual room would be then be too small. You would also gain back some living space if you move back the wall by the current master (the protruding corner that you mentioned.)

It seems that would be a much less expensive way to achieve what you want, because you'd be working within the existing structure. You would still get the quieter location and views of the pool and mountain.

Does this mean you won't have to hear the neighbors revving their Ferraris all night?? :D

jcl712-I would really like to expand bedroom four out into the yard and convert it to a ma br/ma ba. That would be ideal because I dont want a fifth bedroom, and the 4th bedroom is very quiet. The architect said it would be cheaper to add on then to modify the current structure. I agree that the casual room would be a great source of space, but I dont think that I really want to take any space from it.

LOL Errant_gw! Good memory! That guy moved! He was renting the house out across the street. There is some suspicion around the neighborhood that he was filming porn movies in the house!
