Starting Powder Room Mini- Remodel (PICS) - Need Input Please
Comments (6)Thanks Busybme. I was just thinking the same thing today after doing some remeasuring, that I could fit a 3 light bar fixture in the space I have. Here is a pic of the Duchess 3 light fixture but I turned it upside down for the downlight effect. Only issue I see reversing the light is needing more room above the arched mirror since the lamp shades will be running into the mirror top. I am leaning toward the first mirror too, but I haven't been able to actually see one in person yet to verify the finish color. I would have to order online and hope it will work. Still thinking about the mirror type and finish that would look best. I think the second mirror choice would be "safe" but I am feeling the urge to get a little more dramatic than that! Thanks everyone for the good comments. I have posted this on the decorating board and am getting suggestions there too. Gsciencechick I am going to check out that Moen faucet. I also found a Delta faucet yesterday that looks like it would work too. Only problem I am having is that my current TP holder is the recessed type built into the drywall. I am having a hard time finding one of those in a nice antique bronze type finish. I have seen one in ORB but it looks almost black and I really prefer the more brownish rustic bronze look for the faucet and other bath accessories. I may have to have the drywall patched and just go with a standard TP holder which can be found in more finish choices....See MoreWhere do I start - Family Room Re-model
Comments (25)Thanks for all the great advice. A few comments to the responses above: - I don't think the TV will work in the corner by the fireplace. Given it's size and my reluctance to downsize, it will look too awkward. - The windows in the photo face North and get very little direct sunlight. - Patrick - I like the floor pillows idea. Much cheaper then the custom made cushion we were considering and floor pillows look easier to clean. - Erin - I agree the mantle is too high. Unfortunately, if you look closely at the mantle, the bottle is held in position by a few protruding bricks. Lowering those bricks would be too much a project for me and it doesn't bother me enough to pay someone to fix it. My DW and I are consider Tigerwood / Brazilian Koa for the floors. I've been thinking of your layout suggest combined w/ Bev's. Maybe put the TV on the swivel on the wall by the mickey, with the couch where it is and two chairs with their backs toward the window. That's only seating for 5, but depending on the furniture maybe I could add a third chair or low back love seat in front of the window (kind of like starnold's/awm's suggestion). - I'll have to look at the curved sofa idea. Curious if a sectional would work somehow, too. Thanks for the comments on my dream room :-)...See MoreInput on laundry room expansion/remodel

Comments (20)Hello again. We've been investigating benjsbride's design. We had a builder come in and give us an estimate for removing the big wall. It is load bearing plus it had 3 HVAC lines in it. Since the wall has HVAC and there are no relatively easy ways to relocate the HVAC line we would have a 12"x12" soffit on the ceiling. Something we could live with considering the improvement we could get by removing the wall. The space that benjesbride had designated for the wall oven is also a load bearing wall and that one has water and drain for the upstairs bathrooms. We may forgo making that change and leave the closet as is for the moment. What we have now is show below in the image and also the linked plan. The left wall (when looking at the 2D image) has our builtins remaining that come out to 12" which should then be rather flush with the 12" wall they need to build for the HVAC lines. You can see this space in the linked plan. We end up losing the wall oven so what about placing it in an island? Is this type of thing even done? Overall thoughts on the updated plan? http://kitchenplanner.ikea.com/US/UI/Pages/VPUI.htm?&LoadDesign=74dc074dc94e43cc8a346e583ec064ff&UIContext=SE_Menu&IsSharedDesign=1&Entry=Kitchen...See Moredbmalone
