Starting Powder Room Mini- Remodel (PICS) - Need Input Please

Hello Bathroom Experts!

I am posting for the first time here after being a Kitchen forum regular this past summer. My kitchen is 90% done and my focus is now on the powder room which is in the kitchen area. Could really use some input and suggestions! This will be a "mini" remodel of the powder room, plan on removal of outdated pastel wallpaper, painting with new color scheme, new light fixture, new mirror, new faucet and bath accessories.

My original 1989 color scheme for the whole house was pastel pink and blue (Ugh!...liked it at the time:)) I am now moving towards natural earth tones, somewhat rustic "Tuscan" old world type color scheme at least in the kitchen area.

Here are some pics to give you an idea of the location of the powder room to the kitchen and some pics of potential mirrors, light fixtures and faucets just so you can visualize a little better what I'm trying to do.

Here is my new kitchen as it is today 90% done, still need to paint the walls and get some window treatments.

This framed picture is new and I am using it just to help visualize the direction I am going for color scheme in the powder room. Want to get some warm earth tones with maybe some reddish accents, hopefully this will blend better with the new kitchen colors.

I really want to get an arched top mirror that is larger and more of a focal point than the old oval mirror. I have a long hallway from the bedroom area to the kitchen area in which the powder room is directly in your line of sight as you walk down the hall. Since I have the arched windows in the kitchen I was hoping to follow thru with the same arch theme with the mirror. Problem is I am having trouble finding an arch mirror with the same finish as my cabinets which are a dark cherry/med mahogany. I found 2 possible mirrors which may work but need input. I don't think the wood finish has to match exactly but should be complimentary to the other colors in the room. What do you all think of these 2 choices? Pros and cons?

I want to get rid of all the polished brass fixtures in the powder room and go to either ORB or Tuscan/Rustic bronze finishes. Am considering two Price Pfister faucet models now and will try to find similar finished towel racks and accessories.

My new lighting fixtures in the kitchen are from the Duchess line of Quoizel. I was thinking to keep with the same line for the fixture in the powder room which basically gives me two choices. Of course I suppose I don't have to be restricted to the same style fixure in the powder room but what do you all think would look good with an arched mirror? I have no options to move to side lights because of no room on the right side of the mirror. So will have to be overhead lights.

My kitchen and powder room will have all wallpaper removed and new paint applied before Christmas. Just trying to decide what to purchase now in the way of powder room updates. Have not picked paint colors yet but have a general idea of where I'm headed. Would like opinions, suggestions or general input from you all. Am I mixing up too many styles or colors? Strong opinions one way or the other about my current possible choices?

Your kitchen is awesome. I can smell the turkey already.

You might do better placing your post on the Decorating Forum. It is very active with some very talented posters.

Personally, I like the Powder Room to stand separate from the rest of my home. We updated ours two years ago, attempting to have it be a special feature for our guests. I like your second mirror and second light best. For myself, I prefer single-control faucets as they enable me to close them with an elbow while my hands are still wet.

Good luck with your remodel. With the kitchen I see, you will create another very nice space in your home.

Yes, the kitchen is awesome! I would really try to make the powder room complementary to it, but not too matching. You can have more fun the powder room.

I like the first mirror for a more European look. We have a Moen ORB faucet with the more rustic finish, and I really like it. Again, I think it looks more "old world". I like the single sconce, too.

I agree, check out the decorating forum.

A lot of good information already posted. I have been hearing more and more about pit style greenhouses that utilize the constant temperature of the ground of 50 degrees coupled with a greenhouse or hoophouse structure over top. I would like to incorporate decomposing horse manure with red worms to provide good humus for our garden and feeding the chickens in the winter with the worms. All structures degrade over time and the cost of the structure replacement should be considered. Obviously, you never know how long something is going to last, but there are good indications how long greenhouse plastic can last if you do your homework. Treated lumber on the ground can last a long time and can be shielded with plastic to help prevent leaching of the pressure treating chemicals in the soil. Another alternative to treated lumber is composite material (basically standard size 2 x material but plastic based). Constructing a greenhouse gives you an opportunity to build what you want and is easy to do, while saving you money. As you probably already know, orientation of the structure in relationship to the sun is important. Depending on what you grow, shade clothes can be beneficial as well. Very few times have I heard where heating a greenhouse with electric, gas, etc is cost effective. Instead, covering plants with a secondary cover within the greenhouse and utilizing a bowl or bucket of warm water during the night can be a great help. It is a little more work, but well worth the savings. Hope this helps a little. Mike's Plans

LOL..raenjapan you are right, the wallpaper was pretty awful! I've still got the rest of the whole house to strip 1980s wallpaper from, but at least we have made a good start with the kitchen area. It is so nice to finally see the changes! Thanks for all the kind comments on the new powder room. The paint color made all the difference, in my opinion. We used the same color to accent the area behind the windows in the kitchen and the recessed area around the butler pantry. The paint was Behrs Currant Jam ICC-83. We bought it at Home Depot. Here is the formula mix they used: We used the same color around the kitchen windows: And also in the recessed area around the butler pantry, which is just a little way from the powder room in the kitchen. After living with all that wallpaper for 20 years it is so nice to have painted walls now!

mariend, I'm definitely going to have the house inspected, wasn't planning on a structual engineer, but maybe the home inspector I go with will tell me if he thinks it's needed - I think, from the looks of what I saw (not that I really know anything) beams look fine. Wouldn't title insurance protect me from any liens the previous owner has outstanding? Will definitely ask the realtor all these questions tomorrow - for sure I want to protect myself! Why not turn on the electric if the listing agent says it's okay?? Why from the looks of it wouldn't you purchase a house if you got it at a steal?? linda117- not sure what offers have gone in on that house, if any. The area is gorgeous, and this is probably the worse looking house in that area, even after it would be spruced up. The house isn't exactly what I want, but the area is. Seems I have to make some adjustments of what I want, especially if the price is good. I can make the offer, they can reject it, and who knows, if nothing else comes in in time, they may just call me back. One thing that's good - I'm in no hurry. I've been looking for a longggggg time, and time is definitely on my side. ncrealestateguy - thanks for the info - I love NC! The FMV that's listed as public records through the county is around $158k I think, something around that area. Is this the FMV you refer to, the one from the county? So, given your info, you'd say $78K would be a good offer to start, or to go up to? If you put in an offer through the REA, do banks counteroffer? I was thinking if I put in an offer to go $74,990 and see where it goes from there. If I have to only put in $50K in improvements, it would be a nice deal, but if I need to put more, I'd much rather try and get a house without so many problems and work that needs to be done. It's the neighborhood that's the keypoint, not the house (definitely not the pool that I really don't want either) I really appreciate the time and help! carol, I expect to pay for the inspections and I'd have to do it quick as I'm going back home in a week and a half, so this would be quick. I don't know how long the bank will drag their heels with giving me any type of answer though, if it's after I leave, then it won't be so quick - I can't come back til mid August at the earliest due to a family wedding and people coming in and staying with us. That's been one of the hard things about finding a house in another state - not only am I not here, but finding a house with the critieria I'd like is hard - which is why I'm bending a bit with this house - not exactly what I want, but if I can get it at a steal, I'll go for it. What I forgot to mention that I found about the previous sales was the first time it shows the amount due was about $154k and the second time, this past March, it was $150K Again, not sure if this means anything or would have anything to do with what the bank may sell it for. I'll be going back tomorrow morning for another look, more pictures and more measuring. I'm also meeting a guy I met that knows construction for his opinion. Lucky to find this guy - he only lives 1 mile from the house. At least I'll have some insight to what needs to be done, at least what he knows. He doesn't do electrical, and some other things but at least I can get some information about what he thinks it may cost to do what he knows how to do. If it's meant to be, it will - I'm a firm believer in this. I won't be upset if the bank doesn't take the offer I give, I'll just keep looking. Thanks again to all who replied. Imalm53 - I usually avoid offering opinions on color because its so subjective and personal, and because monitors affect what you see. But yours is one of my favorite kitchens. Plus I appreciated the step-by-step granite install photos that you posted awhile back. So here goes . . . I agree with some of the previous posters that bold colors would detract from your beautiful cabinets and granite. But I LOVE the colors of your accents . . . burgundy and yellow. Those are the colors of my kitchen. Sort of a mustard yellow on the walls with a burgundy rust on my window soffit. I love it for me, but I dont have the dramatic cabinets and granite that you have. (Its not done yet, so I dont have photos. ) I do like your idea of putting color on the fireplace wall. Hows about putting your burgundy on that wall, with your yellow on the mantle trim. Then using a softer coordinating color on the rest of the room. Then pulling those colors into your window treatment to tie it together. I was going to try to do a mock up but my monitor is playing havoc with the colors (getting mauve and some strange yellows). I just did a search and saw Benjamin Moores Pottery Barn Collection. Looks beautiful . . . at least on my monitor. Can you imagine doing some combination of this? (not sure if you need the green, though) Benjamin Moore's Navajo white Wedgewood gray Brick red Hampton green HTH!

Hi Lmalm, I think we're on the same track! We both started kitchens around the same time, and we're taking knowledge and time and energy over to adjacent bathrooms! Your kitchen turned out very nice. I strongly prefer the first faucet because I hate faucets with a plate at the bottom. I'm sort-of matching my kitchen and powder room faucets (same mfr, similar but not identical style); I don't know if the style of your kitchen faucet can be, or should be, carried over. I also prefer the second mirror for a more understated look but that's JMO. Good luck!

I really prefer the first mirror. You have plenty of wood-tones going on between your cabintery and the floor that it would be nice to use a different material for the frame. I went searching for a metal framed mirror but couldn't find one that looked good (and wasn't too ornate) and also arched. But I would stay away from a stained wood frame.

Love the first faucet! And your lighting choice is nice too, although I would want to put a 3-light bar in there as opposed to 2. That's a 36" vanity, right?

You'll end up with a great 1/2 bath, I'm sure!

Thanks Busybme. I was just thinking the same thing today after doing some remeasuring, that I could fit a 3 light bar fixture in the space I have. Here is a pic of the Duchess 3 light fixture but I turned it upside down for the downlight effect.

Only issue I see reversing the light is needing more room above the arched mirror since the lamp shades will be running into the mirror top.

I am leaning toward the first mirror too, but I haven't been able to actually see one in person yet to verify the finish color. I would have to order online and hope it will work. Still thinking about the mirror type and finish that would look best. I think the second mirror choice would be "safe" but I am feeling the urge to get a little more dramatic than that!

Thanks everyone for the good comments. I have posted this on the decorating board and am getting suggestions there too. Gsciencechick I am going to check out that Moen faucet. I also found a Delta faucet yesterday that looks like it would work too.

Only problem I am having is that my current TP holder is the recessed type built into the drywall. I am having a hard time finding one of those in a nice antique bronze type finish. I have seen one in ORB but it looks almost black and I really prefer the more brownish rustic bronze look for the faucet and other bath accessories. I may have to have the drywall patched and just go with a standard TP holder which can be found in more finish choices.

Just posted our finished powder room with pics! You can find it at the link below. Finished painting the kitchen, laundry, sunroom and powder room this past week. Wanted to thank you all again for your input and suggestions!
