Thanks, guys. We love the setting. To us even the houses scattered on the small hill are attractive; looks like a village we saw in Switzerland. And it can't be built up like a bird colony over there because of lot restrictions, so it should stay that way. Loralee, we hope 6 wks. You can move in if you like to cook! labradoodlelady: The master bedroom, dining room, living room, kitchen and deck all have this view. Downstairs in the walkout basement the office, rec room, and guest room do. We made a very open floor plan so you really see this from every room in the house except the guest bath, powder room, and the laundry. I'll post some sunset pix when I'm there for a really gorgeous one. Thanks again, all. We're building a small house on a small lot, but to us the view makes up for it.

Thanks for all your suggestions and advice. I sure don't want to turn it down and then have it sit forever! My friend is doing this for me because my husband and I have down a lot for her over the years. She doesn't work for a real estate company, she is independent. It has a lock box and sign, it isn't FSBO. My friend told me these people have been looking for six months and really love the house. I asked her if it would be okay to wait through the weekend and see what else is offered, we have another showing today and one tomorrow. She thought that would be okay. The average days on the market for a one story is about 30 days. Another house with the same floor plan sold for full asking price, $208,000 last month in 21 days. That house had pets, though, and the carpet was bad and it needed painting. It also didn't have the front porch and bricked floored covered patio. My friend isn't surprised that we got an offer so fast. She says there aren't many one story homes on the market in Flower Mound and mine has a three car garage which is hard to find. With no basements in this area, a large garage is a big selling point.

To everyone that I haven't responded to personally - thank you for taking the time to look and comment. :) legallin - we're in western PA. The fabricator is about an hour north of Pittsburgh. Our fabricator had just two slabs of it in her shop (we're using a whole slab and 1/3 of the other), and she brought it in from a supplier that isn't one of the local shops here (we have 3 decent sized ones in the 'Burgh)...she tries to get some things that not everyone else has. I know she has installed the standard shiny version of our stone, but it sounds like this is the first that she's had the leathered version. There's a good chance that she could get more if you are nearby and are interested in it. marti9a - we started our search early this year - one place had a billboard up that I went past and that was our first fabricator. They had a few slabs and sent us to one of the stone yards to look at more. We then went to a home show early this year and picked up a lot of info there on some fabricators. When talking with them, they mentioned the other stone yards that are local. We also are members of Angie's List, so we looked a little bit on there. And I did a general search online. Some places we ruled out from their website - feeling that if they didn't have at least a passable website, it was likely that they weren't investing a lot in up-to-date equipment. We went to one of the "big guy" fabricators and were completely turned off. We felt that the big box stores weren't the right fit for us because we hoped to find someone who is a smaller business so that we can support our local-ish economy. We found that there are some out there who are not only willing, but almost eager, to throw their competitors under the bus, which doesn't fly with us. Please tell me why YOU are BETTER, not why your competition is worse. If you get the names of a stone yard, don't be afraid to call them and ask them for suggestions on fabricators...some are more forthcoming than others on suggestions as to who to call and avoid, but if you listen carefully, you can get some clues as to who they have heard good things about. And vice versa, ask a fabricator if they have local stone yards where they pull stone from. Most of them leveled with us as to who sourced them. We spent many hours online, on the phone, and in person digging around. We hope that our research pays off and that we are as delighted with our fabricator when our stone goes in as what we are with finding the right piece.

We took early possession (because we had to be out of our house) and we moved in on Thursday (the 11th of August). We were living in a 1925 Colonial Revival with more than 2,500 square feet and that did not include the full basement (which was a nice space) and a full attic (with its permanent staircase off the upstairs hallway). In other words, it was a massive house, and we had it stuffed to the gills. Moving into our 2,100 square foot brick ranch required some downsizing - which made me happy, happy, happy. We gave away several pieces of furniture, which also made me happy, happy, happy. And I made at least 10 trips to Goodwill with my car stuffed with boxes and bags of donations. My husband owns 90% of the stuff and furniture in our house, and it's just way too much. When I met him, I was a starving writer and I owned two bookcases, one bed (no dresser), one couch and a computer. (I lived a simple life.) So this was an opportunity to shed some of this stuff. I'm so tired of stuff. I really hate stuff. Our new house is on a crawl space (no basement) and the only storage is a small attic area over the garage (only accessible via a rickety pull-down staircase), and a shed in the back. Here are some more photos! :) The new fence went in today! Teddy is a free dog again! She cried like a baby when she was tethered in the back yard. Such a wuss. I told her repeatedly that some dogs live their LIFE on a tether, but she only cried all the more. The yard was fenced on both sides, but we needed to add a piece of connecting fence from the house to the sides. This is the privacy fence, and it was the small piece of fence. We needed about 60' of fence on the other side. More views of the back yard: Here is a link that might be useful: More pictures
