My mom's house went on the market today and we got an offer

My mom passed away in late December and I finally put her house on the market today. I have spent countless hours cleaning, fixing, decluttering and staging. It looks good and you all have helped me a lot with ideas.

Well, it went on MLS today for $225,000. This is in Flower Mound, TX. We got an offer for $210,000. I can't believe we got an offer(even a lowball offer)so fast.

Anyway, my brother(he owns the house with me)says to counter with full price. The realtor(who is a friend that listed it for me for free)suggested $220,000. The offer is a cash offer and all they ask is a home warranty which is about $350.00.

What do all of you suggest? Since it has been only one day should we say we aren't willing to lower our price yet? Or should we counter with an offer like $224,000. or $223,000? This is the first time I have sold a house and I don't know what to do!
