Question: In a bathroom remodel, do they open the ceiling below?
Comments (4)I just finished a remodel and the only reason I needed to access from the floor below was because I was changing the tub/shower to a larger walk in shower and a shower requires a different drain than the tub/shower. The bathroom was demo'ed to the studs but because the toilet and the sinks were in identical positions they just easily used the existing drains and pipes for those fixtures. When you are talking to the prospective contractors, I would suggest that you ask them specifically why they need to open up the ceiling or not so that you can evaluate. Comments (15)Normal kitchen height counters have become much more common in bathrooms in the last couple of decades vs vanity height. When I replaced my vanities, I built them to finish at 36 height in both upstairs bathrooms. Neither are 24" deep though because of space constrictions. If the added depth is a problem, you can bump out the wall or mirror above. (But be sure to leave faucet clearance space.) Ditto about using the widest drawer stacks you can fit. 30" vs 2 15" stacks. You gain the space require by one set of drawer slides (if side mounted slides are used vs bottom mount) PLUS two cabinet sides. And, the extra wasted space if you are using face framed cabinets vs frameless. You will end up netting quite a bit of extra drawer space. Extra bonus because one 30" cabinet should price out for less than 2 15" cabinets will. I don't like towers anywhere near water. Have seen too many pix of water damaged tower cabinets when installed close-close-ish to a lavatory. That, and I hate the trapped feeling. As mentioned, if the vanity is captured between two walls, measure, measure and then measure again. Determine if you will need fillers. Keep in mind that square 90 degree corners are rare so, even if the measurements say it should fit, an unsquare opening may prevent the assembly from fitting in reality. Comments (22)The one week time frame for the project raised my eyebrows, if only because we are dealing with a similar bathroom project, except we removed a tub and are making that space a shower. We are going into our 6th week (including one week of vacation for the GC). Our single contractor and his helper laid the marble tile floor and tile shower and updated the light fixtures and switches themselves. He brought in the plumbers and painters. He is here almost every workday without fail. I won’t even get into the material costs. Except to say I did most of the buying under his instruction with the exception of installation materials like grout, sealer, and shluter bits and pieces, etc., which he purchased. I had good luck finding higher end towel bars, light fixtures, and other ’jewelry’ on E-bay and “Amazon Warehouse”, but I was willing to try ’open box’ items. I will say that our costs were way beyond your estimates, but I have trouble staying on budget. We have not received a bill from our GC yet, but I expect it to be double what the Remodeling Magazine estimated and we live in (low rent) Cincinnati. Maybe I will be pleasantly surprised. We have used our contractor on five other projects so I knew what I was in for. We work well together and do everything on a handshake, which of course is not recommended, but it works for us. We have a lot of trust between us which is valuable to me, after having worked on other home remodeling projects with other contractors who were not so dependable. Comments (7)That's definitely a lot to think about, and I appreciate your advise. That being said, I live in Kansas and in no world would this remodel cost 100k. I do plan on brushing on the cabinet finish, but that doesn't mean it won't last. These cabinets have a brush on finish and have lasted 60 years so I am not that concerned about longevity. I do have quite a bit of experience with wood refinishing and have a woodworker brother who will assist me. I will be meeting with a contractor to go over options so will be open to whatever he thinks....See Moredancingcook
