After having a similar stairway near my kitchen THE BEST ADVISE I could give you is number one... use some of that under the stairway space for storage. IF, you have a straight stairway, (no landing) and its high enough that is, I would cut an opening/entrance in the wall and drywall it inside and trim up an opening. No door is necessary. I have utilized the area under a stairway as a walk in pantry. It was a custom build so easy to do from the start. No door was on the opening of it, the flooring continued into the space, the opening was at the highest point (as near your dining room) and shelving was on one side only. We used lots of nice trim around every doorway or opening so it was trimmed nicely. It was perfect use of wasted space. The open walk in area (the only really viewable area as you walked by) was attractive because of the way I merchandised it with copper pots and anything attractively packaged like glass containers with staples in it was positioned there, but it held cans, boxed items and bulk items deep into it. Regularly stocked put together chrome standup pantry shelves from Lowes lined one side perfectly and I had plenty of room to walk in. Every stairway needs one if its steep enough. If you have a landing youre probably out of luck with this idea so sorry to waste so much time on it. If you moved your door of the laundry room closer to the dining room and it opened into the laundry you could utilize more of that wall up to it, from the kitchen to the door... solid cabinets and still have 3 feet walkway since your opening there is 5 feet wide. I had a butlers pantry pass through to the dining area as well and it was lovely. You could utilize more glass uppers in this area to get that butlers pantry feel if thats appealing to you. Coffee or cappuchino makers, wine refrigerators all would suit this area, displays of wine glasses, and serving pieces would add to the butlers pantry feel. I would consider more counter and cabs up into that space to the laundry door rather than a pantry /solid doors. I think counter tops are so useful. On the stair side theres still room for a work area like kitchen desk or some more cabs and counter or a pantry which is deeper if that is more useful to you. If you dont need all the storage you could use it as a breakfast nook, builtin seating along the stairs could provide more storage for bulky items underneath, just find a narrow table or have DH build one to size he sounds pretty capable. If you chose an eating area near the stairs, then on the laundry room wall you could have your husband do built ins not so deep as cabs but still have storage for nice serving pieces. If there was a situation where 2 comfy chairs would face the kitchen or a loveseat would fit and it faced the kitchen or it was more open I would suggest seating, I always admired those hearth rooms with seating and a fireplace in the kitchen. But it seems for this layout that storage would be more useful or a casual dining area. Theres so many ways to do this area, you must show us what you decided.

benjesbride I absolutely LOVE this idea! Is moving a waste line more of an issue than moving the plumbing lines? I've always hated that the toilet is right at the door and would like to add a partition wall between the would be new vanity and toilet location. There is a vent in the rear of the existing shower (from bottom to top of building) that is about 12" wide. It's goes all the way to the end of the foyer closet. That leaves us with about 72" of space along the foyer closet wall to add a toilet and vanity. I think the toilet requires 30" so a 42" double vanity (or two smaller single vanities). We cannot have washer/dryers in this complex (old 1950's plumbing). But I've always complained about no linen closet in the bathroom so that works too. I'd like to move the door to the foyer; however, that would require a split vanity due to the heating pipes in the middle of the room along the wall behind the existing door. No, we are not adding a bedroom. That may be a later addition though, years from now. An neighbor converted the rear of the living/dining area to an office/bedroom (photo below). I've tried to adjust the floor plan to add the vent/shaft in the rear of the shower. It may not be worth the time and expense to open up the foyer wall if we can't get a great layout.

Check out Zillow.com to see the condos that were listed. Make a list of the ones that sold, for sale, & have not sold. Check out the photos of the interiors. Copy what worked locally. I would paint all rooms white. Any walls that are already white touch up any scratches from wear & tear. If the walls have too much wear & tear a fresh paint job suggested. There's a reason new builds usually use white paint, because it appeals to the masses. Usually when a renter moves, the property management will do a fresh paint job to attract new tenants fast. The goal is to get the condo to look as new as possible. The usual protocol before listing a home for sale good clean bright lighting A fresh paint of white where needed. During the 1st open house, get feedback from all visitors what they like or don't. Fix fast anything that several people noted. If you had a lot of foot traffic it's priced right. If hardly no one came, it's usually priced too high. You may get an offer right after the open house. That's quite normal in this current market. Be ready to fix some things relevant on a home inspection sheet. Reasonably compromise to find a win/win between the seller & buyer. Copy what worked for your neighborhood

@printesa i LOVE that house! Haha, you shouldn't talk to me about owning too many houses. We have 3. One is our primary, another is a stone cottage we rent out on Airbnb and use as a weekend place (converted from an 1850s one room school. Its absolutely magical and I had to have it.) One is a little Italianate rowhouse in the city where our primary had also been located. Rented long term though we lived in it briefly to do some rehabbing. We have owned many houses over the years and we are both relatively young (30s-40s). We just love old houses and will live in them, fix them up and sell. But I have always been on a hunt for "the One" and this is it. We thought we had to up our budget by a few hundred thousand to find everything we were looking for but got really really lucky as it is a trade with a little savings on monthly costs that will help offset maintenance. They aren't making more of these places and SO many people are gutting them to "open plan" the design or tearing them down for new build developments. I just love the craftsmanship on old homes. I can't imagine living in a new build. Actually, I can, but I would not be able to afford all the things I would want it to have at the level of quality of an old build.
