roorezzi, I love arranging furniture! Here's my idea with the furiture you have. Though I made the ottoman long and narrow to allow for more space to walk from kitchen to sliders, in real life you may be able to use the square one.

I know how fireplaces and TVs in the same room, unless you have a flat screen placed over the FP, can cause problems with one too many focal points. That's why I separated the two areas. In doing so I made a cosy sitting area in front of the FP with the desk working as a sofa table of sorts. Now you can enjoy the fire while online. Oh, I did add an extra chair so you'd have one on either side of the FP.

justgota gave you a good suggestion. Here is another: you could flip the suggestion above and it could work well. That is, put the tv on the far left wall and then (going to the right) add an ottoman, a couch, and a sofa back table. This would give you a nice sitting area around the fireplace (and by the front entrance). Keep the fireplace chairs approximately in the place where justgota has them.

On the other side of the room, play with where you want the desk. Some people like a desk with a view (your deck looks nice), others want their desk against a wall.

Questions for you: do these approaches give you enough seating?

justgota - That looks soo good. The only thing that concerns me is in real life I do not think there will be enough room for the sofa and desk there. Not sure though. I like the arrangement but I am not sure about the space. I think we would want a little more seating by the TV. Need to think about it.

I am going to try that in the room planner software in a little bit. To answer your question - as I stated above to justgota, it is a concern that there is not enough seating around the TV. the amount of seating is fine but would like to be able to have some more around the TV than just the 3 seater sofa.

wow - thanks so much. I do like the layouts. I was working on some yesterday and I ended up closing the window - I was so mad that it didn't save. I am trying to re-create this morning. I'll post some as well.

I like the bottom two. I think I like the couches in the one on the left. I think a loveseat would be better with the opening to the kitchen there - and I like the Office area in both. I didn't try those - I'll incorporate those ideas in the ones I am working on.

DH and I moved everything out of the LR to get ready to do the floor this weekend. So we were stuck in the spare br on the couch in there. After sitting on that couch, DH agrees that the sofa in there is much more comfy. Its an Ikea Ektorp. If we decide to sell the set we have now - then we may use this one til we decide on what we want. We will need to get a new slipcover. Thats the only thing about it - I don't really like the slipcover options. Right now we have the Idemo Beige - but I think I want something darker and not sure what we would do. I don't like any of the other colors.

ok - I quick did a mock-up trying to recreate. Of course I don;t remember exactly what I did.. But here are 3 other options.

Question - what software are you guys using to plan the rooms? Do they have a Mac version? I have a difficult to plan LR and would love to lay it out on the computer and post for feedback. Thanks!

We had a living room with almost the same configuration as yours, but you are lucky enough to have more solid wall space -- ours was mostly windows and doors.

Something like justgotabeme's top right-hand version above, with the desk on the right wall and the TV and seating to the left, would work. You don't want to waste all that nice wall space and the fireplace on the left, or to have the main traffic from the front door to the sliding doors go right through your main seating area. Put the TV cabinet on the left-hand wall and arrange the seating so you can see it and the fireplace, maybe a long couch with its back to the computer desk (facing the TV cabinet but past the fireplace), and put the computer desk on the right wall where it's handy and people walking in from the front door won't bother you. That would work.

The incidental small furniture and lamps, etc., you can arrange around the big pieces.

By the way, what program did you use for your floor plans?

Hi all- just a forewarning I am on my hubbies iPhone since we disconnected the computer. So there may me typos. The software I was using was on a furniture site. Raymour and flanigan has one and jordans furniture. They both use the same one bit the gf one you can select their furniture and it fills out the dimensions. I am torn about the layout. Woodlader I think I agree with trying to focus the tv area around the fireplace. I was thinking about it and I think the fireplace might me wasted then. I was looking at turn today when I was shop to near woeking. LOL. And I saw some things that
Were nice. Once I get ok the laptop or have a comp I will post.

Putting the floor in tomorrow. Can't wait.

They are pretty good sites. I just did a google searhc for room planner and thats how I found the Jordans one. Then I was on R&F to look at furniture and saw they had a room planner. When I clicked on it I noticed it was the same one. I think the R&F one was a little newer and easier to use.

I haven't had time to think about the room layout today. We were laying the hardwood in the hallway. Here is a sneek peak. These are from my phone - so the quality is not the greatest. I took some on my camera - but I have to find the cord to upload them.

This is a sot from the bedrooms towards the entry hall. The last 3 rows are just laid out - not nailed in.

I bet you are so excited! Well if you can be after such a hard days work. I'm sure when you wake up and walk out into the hallway you'll be thrilled! I love our hardwood floors. I don't know why they went out of style for awhile.
