Replacing ceiling fans

One project coming up in the next year or so will be replacing 2 living room ceiling fans. These are noisy ones that have probably been in the house at least 22 years. They are hanging from the ceiling with those extension rods since we have a vaulted ceiling (steep pitch). They do NOT have a lighting fixture on them. These are controlled by a single toggle switch. If we want to control the speed of the fan, we have to get a ladder and pull the little chain to adjust.

When we replace them, we would like to put a combo ceiling fan and light fixture on them. All of the ceiling fans in the bedrooms are controlled with a double switch - a notched lever to control the fan speed, and an on-off switch for the lights. That would be acceptable for the living room.

Currently, there are 3 switches in one place in the living room. One controls the outside lights (and because we hired a jerk to do the garage lights, if we turn off the outside lights we also turn off all the power to do the garage, someday that's going to be fixed). One controls some of the electrical outlets in the living room. The third controls the fans.

What do we need to know about the ease of this project? We do NOT want to do it ourselves...we'd hire the same guy that did the bedroom fans to do the living room's. But if we had some information in advance, it would be really helpful.
