ROI on replacement windows

Hi All,

I've got a 2500sf reproduction colonial in NH, built in 1977. It has the original single pane true-divided-light wood frame windows, along with storms.

The windows are still in good shape, however I suspect they are not terribly efficient.

In order to maintain the historical authenticity of the house, I want to replace the windows with SDL double pane low-e windows, which are fairly pricy (~ $400 each). With over 20 windows - we're talking about $8,000 worth of windows.

How do I calculate the ROI on this? I'm not talking about resale value - I'm talking about reduced energy use. If this is going to have a 20 year payback, I won't do it. But if the payback is somewhere in the 10 year range, I'll consider it.

Important info:

1) I'll probably replace with new construction windows, using my own labor. (DIY)

2) I heat with propane - FHA. I spend around $2,000 per year to heat my house.

3) House is standard 2x4 construction.
