They also have to wait longer to get their money back. You said so yourself. Why is it ok for you to point out others inaccuracies while admitting none of your own? In any case, it is insulting to refer to anyone as being "hysterical or paranoid" just because they choose to adopt different banking methods.

Noone can answer my simple question: Why should i give up a $1200 2 bdrm apartment in nyc, with a great landlord, and take on a $3500-4000 total monthly bills buying this 2 family house? When the numbers get close together i will buy, that means the current price of $750K has to be lower then $450K...even if my rent goes up to $1800 its still cheaper to rent. Plus America is losing its long term job base, so unless you have a reason to live in the same area for at least 10 years, then owning is going to cost you a lot ...better to rent and max out the 401k IRA. I want to thank you all for helping us out with this. We called our VA Rep that we have been working with for the last few months and she told us that she has Heard Nothing about them. But If something sounds as good as that then its better to leave it alone. My husband and I have never bought anything on Credit . My thoughts was the way my grandma told me to be . If you dont have the money for it Never use credit. (lol My grandma had a lg farm and everything was theirs . they had No payments on anything other then Normal house hold bills . So I lived by that . From New cars ect. I just saved Money and paid cash for everything. last yr my told my husband that I wanted my own home something that we can grow old in he said Ok. I started looking and found out that we would have to build our credit because we have never used it. We have No bad marks on our scores just dont have any. last time our Rep checked our scores where Now in the low 600's. They Need our scores to be at 650 or better. So Now we just keep working on it and stay where we are at till we get it going. thanks again all

"Why did you refer to this as a "regular sale" in the title? A foreclosed VA owned home is not a "regular sale". " Once the foreclsoure process is completed the house becomes REO (Real Estate Owned) to the bank. The sale is not all that different from purchasing from any other seller, except the banks do not like to lose money and are often slow to react to offers (especially if they wil be losing money on the deal). You are likely to get a 'special warranty deed' instead of a 'general warranty deed.' If you get title insurance (owner's policy) it is not hat much different. A special warranty deed means the grantor did not encumber the property, but disclaims previous owners and will not defend against claims from previous owners. A general warranty means the grantor will defend against ANY claim against the title as far back as the land has been titled. If you get title insurance the insurer will make very sure there are no problems. They HATE to pay title claims.
