Tiering a very steep slope - need idea please!
Comments (13)I suspect you will still need your drain in approximately the same location, but if you lay the drain and then wish to lay concrete there, you will be hooped. The issue is that the same amount of water will come from the woods as now, but it may flow differently after your walls are done, and it may somehow evade your drains or, Marcinde's point being well taken, cause problems with your septic. I would not count on plant absorption of water to accomplish much - partly because it isn't constant, and even if it were it certainly can't surge with water flow. And if your walls do not shift water flow but rather do hold it back, my concern would be that your whole wall and plant assembly would come tumbling down the hill and land on your patio with the weight of retained water. It is absolutely not impossible for lay people to learn what they need to know to manage a project like this, but the risk arises if you do not take the time to adequately learn it and do something wrong. The risks are anything from doing a lot of work and STILL getting water in the basement, or getting an overwhelmed septic field, or the aforementioned landslide scenario. Coupled with your slope toward the fence on the other side, you definitely have some grading issues to deal with - I think I would recommend you level the area near the fence with a retaining wall to create a walkable, mowable, plantable area there - and I suspect you would indeed, as Marcinde suggests, be well advised to consult with a landscape or engineering professional who can advise you on the whole scope of the situation and make a grading plan for the whole lot. Then you could either rent or hire the earthmoving machinery to create your new contours, and build your walls from there. Mind you, with basement water, sometimes the fix is amazingly small, and if it's just to solve that you may not need to terrace at all. We have, for instance, for years had an annual wet-basement-vacuuming event, but were never quite clear on how the water was getting in though we thought it had something to do with the porch foundation. One summer I was mortaring some bricks outside, and I had a little mortar left over, so on a whim I formed a small ledge to direct water away from the door leading into the porch foundation. About a half cup of mortar, the ledge less than an inch high and a foot long - and voila, no more water in basement. The moral is, analyze your problem first, and THEN design your solution, not the other way around. And don't be embarrassed to hire help for the analyzing, though sometimes, all you need to do is go outside when it's raining hard and be observant. Comments (63)@Laura Hoefer seems like your situation is not as bad as ours in terms of exposure. We didn't know about the windows and my kid's bed was right by them. He got exposed a lot with all the opening and closing. Plus the age doesn't help - he still puts everything in his mouth. If you decide to strip them yourself, I would advise to take a class on lead safety. That being said seems like it's a very complicated process and it might make the situation worse. There are some sealing paints for lead, but you'll still have to scrape the peeling paint off, which is dangerous. I'm going to strip only the 1st floor windows as it gets warmer (they are 8 ft tall so super expensive to replace), but we decided to replace the rest. Restoring is even more expensive if a professional is hired. Have you tried using professional lead cleaning products for lead to mop the floors? Maybe this will help reduce the exposure for your kids. It's all so scary. Comments (3)This is a Green Mafia Rant!!!!!!! There has never in the 100 years or so of using CCA material in a gazillion out side areas....One Single case of anyone being hurt by it in Any Way!!!! One study before the give in by the treating indust required a child under 9 to eat a teaspoon of dirt right next to a cca post 3 times a day for 5 years to be exposed to the same risk as drinking 3 glasses of water a day from the city tap. The danger was a Total Hype with money from the left wing gansters. ACQ hasent been around long enough to know,its treated with high copper and a few unknown chem.So because the info is not around yet all I can say is its not OK to use it around Fish Life,they can handle cca but the copper in acq leached into the water will kill them dead. So thanks to the left wing,spotted owl,radical stupid,inviro Mafia thats what you got. Now should your Youngen chew and injest a large amount of acq material say several 2x4s well thats on you. Otherwize you just have to E-Mail the Left wing and see what they can do for Ya. MR person,you got the skills and the tools, build eveything that the Child could come in contact with out of steel...but dont use Glav stuff they could chew on that as well,,,so mabey Redwood Naaaaaaaaaa the inviro mafia hates that as well. Comments (57)Hi, I believe Rainbow is the best brand for a playset/swingset. Go to a dealer and play on the unit and see for yourself. We have 3 daughters and that is exactly what we did. We thought people were crazy when we saw Rainbows on ebay going for $2000-$3000 used. My 5 year old daughter just got her wish granted from The Make a Wish foundation. What did she wish for?---She wished for a Rainbow Clubhouse. This one is not cheap as it is the King Kong model. It weighs close to 3500 pounds with the slides. We did put some extra money towards it as Make a Wish only covered 3/4th of it. They had a set limit on what they were able to spend as we knew it but wanted to expand the set and they were find with it. We did buy a used rainbow to get a 90 degree tube slide to hook on to my daughters set. We also bought a glider off of ebay. The best place to get a rainbow used is www.craigslist.org Now those of you that want to knock us think about this. Our daughter was diagnosed with a medulloblastoma brain tumor, brain cancer. We did not know if she was going to live or die. She suffered through surgery to remove the tumor, chemo and a stem cell transplant. This child was very sick and now this month will make one year of being cancer free. So, her wish for a Rainbow Playset was worth everything to us. You should see her face when she plays on it, very happy. We pray the cancer stays away and that she will grow up and be able to live a normal life. We plan on making her life a happy one! So...We aren't done with her Rainbow Playset. We are looking at getting a Used King Kong Castle to hook with it. They are worth the money! 250 pound people have been on the set and it doesn't move.
