Gotcha!! ;)

Turns out we have the buyer from heaven! The Home Inspection came out very well. We're waiting for the report, but no poly pipes discovered and only minor issues.

The buyer is a real gem and I'm told a very nice lady. She's had some hard knocks and at age 50 is buying her very first home, so she is very excited.

Her husband died suddenly of a heart attack and her parents recently passed away. Perhaps this is where she got the money for the house. Who knows. She is tickled pink with it.

My realtors are amazed that she is being so nice in this market. They said that it is just unheard of today.

She asked if she could buy our kitchen table, chairs and matching buffet. DH and I discussed it and we're going to say no. Reason being is I will be in the TC's myself for about a month and I will have no way of knowing where to buy a replacement. Plus, I have a hard time finding something I like. In the end, it would cost us more money to replace it than to keep it. I just don't want the hassle of dealing with that, the added expense as in we probably won't be able to find something we like for the same amount of money if we sold it to her. We're losing too much money on this house sale to have to worry about the added expense of replacing it. I bought it for the long haul and intend to keep it.

All in all, after all this stress, it looks like the deal is a go. The mould inspection is tomorrow. Apparently Prudential requires their buyers to have one b/c many realtors have been sued for it.

Congratulations!! We too were buyers from heaven this past summer when we bought in NoVa. We were just so desperate to get out of my mom's house we were much more accomodating than we probably needed to be in this market!

Many years ago in El Cajon Ca. we use to play golf at a course that had been an olive orchard. There were many trees left after putting in the course, but people complained about the olives. I wrote to the U.S. dept of Agriculture and got a whole booklet on how to cure olives. I don't know when I had such a good time and so many people wanting my olives. The golf course even provided me with a golf cart to collect the fruit. Amazed when I found out that the olives are picked green, well they turn a beautiful satin green color. It was all in the curing as to whether we wanted our olives green or black. At our poker parties/any party, olives were expected at our home. After 40 some years I still have that booklet and sometimes the urge to cure olives again.

Thanks Ncrealestate guy. I hope you're right! GreenDesigns, I don't think I'm naive. This is the fifth house I've sold by owner. I've actually "sold" this place three times, twice for the full asking price, and that's pretty darn good in this economy. There was nothing more anyone could have done to prevent this. This buyer was brought to me by an agent and both she and I did everything we could to pre-qualify him. His not being able to get the mortgage was because he had to lower the price for HIS buyer due to something they found (THAT HIS AGENT MISSED), and that left him with a lot less money for his down payment than planned. Listen, I understand real estate agents can be invaluable. I have thought of becoming one myself. Most people need one. But not everyone does. I know how you guys feel. I hate it when people go down to Lowe's and buy hardwood and then put it in themselves. (We're in the flooring business.) We always say to ourselves, "Ha! Let's see how this comes out..." Many times they mess up. But sometimes they're educated and experienced about flooring and they don't. And they save a lot of money. I LIKE selling my houses myself. I have a strong sales background and I enjoy figuring out how to market it, etc. Even with all this stress, it's a challenge and it's interesting. That's why I come on here. I like talking about real estate. If I didn't think you all had such a hard job, I'd become an agent myself.

Why then do the real estate companies tell buyers that one of the main reasons you use a real estate agent to list and sell your house is that the agents pre-approve buyers and won't bring unqualified buyers to your house? That is their sales pitch for why you shouldn't FSBO afterall. I was surprised my agent hasn't asked for pre approval, but we got pre-qualified anyway. In Maine where we are moving, the contract requires a pre-qualification letter within X days of contract acceptance. I think that is a smart move and now that I am going to do FSBO I am going to require the same thing and the house will stay on the market until I have one in hand. My real estate listing has expired with my realtor and I decided that I wanted a quick sale so I am cutting the commission out of my listed price and hope that will generate interest. At least more than I have gotten with the agents. But all the FSBO sites suggest strongly that you require a buyer submit a pre-qualification letter with or close to an offer. That makes sense. If they can't then you haven't lost anything. I think a lot of people who buy FSBO houses are savvy enough to know what they have to do. I'm probably wrong on that though. Human nature is so odd sometimes.

Sparksals, I feel same way! The inspector came on Sunday, and i'm in NC, the the buyer's agent handeled everything very nicely. I'm supposed to hear something with in the next couple of days.

After hearing so many horror stories, I was expecting to give in to a lot of requests, but my buyer didn't ask for one extra thing! For being an absolutely perfect buyer, I ended up deciding to leave my antique mantle.

I've decided there IS the perfect buyer! ;o)

HOme Inspection period is signed off. YAY!

After a drama the day before Thxgiving, she disclosed she has 4 cats and the HOA only allows two. I had to scramble to get a letter from them saying that the extra 2 indoor cats were ok. All at 3 PM on Wed before Thxgiving. I was LIVID that this was left to the last minute and could have killed the deal. Luckily, it worked out. I think my blood pressure rose quite a bit after that one! lol

Going to the TC's on Monday for a week to find a house.

DH is here this weekend. He has emptied the storage room and all the boxes are piled in the garage.

Got a quote for a cross country move from a reputable company. OUCH! The extra money is worth any worries of hiring disreputable movers.

Oh, yay! I was so worried from your title, LOL.

My buyer is a good one too. Closing on Monday, with my fingers crossed.

Moving is pricey. Get several estimates for it, they can differ quite a bit. Good luck in your home search!

Welcome to the Twin Cities! Pack warm socks, gloves, and lots of layers for your trip. It will be nice early in the week but they are forecasting possible snow Wednesday, and a cold snap by mid-week with temps at 10 degrees Thursday morning. This will feel really cold to us who have gradually been acclimating to cool weather for weeks, and glacial to you. Dress warm, and happy house hunting!

polybutelain (sp?). They were used in the late 70's through early 90's as a cost saver to the builders. They were purported to be the next generation in piping. It turns out the pipes are OK, it's the fittings on them that somehow burst or were not up to standard. There are huge lawsuits and there is a concern that houses built in these eras have them. We were lucky, the inspection showed we have copper pipes, so one of the previous owners must have had them replaced or they burst years ago and they had them replaced through the class action lawsuit.

If you google polybutelain (with the right spelling) pipes, you will find a slew of websites explaining the issue.

She may not answer for a while. I got an email from her Sunday night. She said the packers were there with the movers coming the next day; closing on Tuesday. She was starting her drive to Minneapolis on Wednesday, with the drive taking about 5 days depending on how many times she had to stop to let her dogs out and weather conditions.

She did not say whether they'd found a house or not but did say that she hoped to be settled in the middle of January when her hubby graduates from the academy.

Sparksals, if you didn't get my email reply, good luck on the drive! I bet you can't wait to see your hubby.
