What feedback does your realtor get? Price of others in area? Econmic downfalls--that is stores/factories closing?
Listed only 2 months and many are not able to get loans now unless they have excellent credit. Could you possibly lease? Contact the local schools, churches, business for people moving in area to lease/rent etc.

Well, the economy is probably your worst enemy now, and if you can afford to lower the price again, it might be worth a try, but it looks like a really nice house (really!) and unless you've left a lot of personal clutter or haven't done a good job of cleaning up, then you may just have to keep waiting. I do think Mariend had some good ideas.

anmei, you have a gorgeous home. It's just the market. You are in a wonderful school district--Plano. I'm in Austin and my house has been on the market 80 days. Are of you getting alot of lookers and just no takers? I think people just can't get loans now. Good luck and keep up the good work.

It seems to me your timing couldn't be any worse - unless the market in your area is hot compared to other places. We have been looking at housing for a possible relocation (not Dallas) and there are an unbelievable number of lovely homes on the market - many homes in excellent condition - beautifully staged - etc. Lots are distressed sales - short sales - foreclosures - and I think that is really dragging the price down. Plus it seems many people are overextended - there's a liquidity crisis in the financial system - and requirements to get a mortgage have tightened up considerably. Plus people are hunkering down with all the uncertainty about the economy. I don't think that many people are looking to buy a different house - they may be under water on the one they have or worried about their job security. Just not enough buyers for everything on the market - the old supply and demand situation. So those who are looking (like us) are looking for a really good deal - because you don't want to overpay in the declining market.

I assume you have talked to your realtor about this. You house looks very good from the pictures I saw though there were no bathroom pictures.

I looked your house up on Zillow and it looks like you are one of the highest priced homes in your immediate neighborhood. If you really need it sold fast you probably need to lower your price more. It might seem very cheap to people on the coasts but it's high for Dallas.

I think you just have bad timing with the way the economy is right now. Many are in a wait and see kind of mode.

As for zillow, I'm not sure how accurate it is in your area. Since TX doesn't disclose sales prices zillow generally has the property tax appraisal which doesn't always match reality or the lien amount on the property. There are a few real numbers in there when somebody actually entered the correct value such as a realtor or an owner of the house.

I looked up my old house at zillow and it shows it valued at the exact amount the new owners mortgage is and they put more than 20% down so the purchase price would be the mortgage plus what they put down, definetly not accurate.

I live in the Dallas area and Zillow shows my house value about 30 thousand above my property tax appraisal. I do think the Zillow number is a little too high, I'm not sure where it came from.

Hi, we also have a home for sale, and finally had to tell our realitor that we would pay all closing cost and dowm payment for the buyers, after that we finally have a contract on the house. we also dropped price $30k in two months, way below what the house is worth.

What you have to do is make your home the most irressible one on the market even if you take a small loss or break even if you want to sell, we are in a new real estate market right now and the old things won't work anymore. Hope this helps......

Thanks everyone's command. Where my neighborhood are mixed houses. Some are old (70's or 80's), some are very new (late 90's and 2000's). Some are big and some are small (from 1500 sf to 7000 sf). There are current 3 houses on my street for sale. One list for $769k, another one FSBO is 500 sf smaller than my house, little older than my house, but with swimming pool, they ask for $429K. I think our price is very reasonable. Plus, my street is Jewish community (though we are not Jewish) list as "green zone". Means during Sat worship they can use stroller, etc since it has two worship at each end of the street. I think it is highly desirable street for some Jewish family who wish to live close by their worship... Anyway, here is what I want to do. I call the listing agent to cancel the listing next week. Then I will try to drop more price to do FSBO or use some Flat fee listing services. Even I like our listing agent, but by dropping the price further, I can no longer afford their 6% fee. I am thinking to drop down to $389k. Just need to sell ASAP. If you are know anyone looking, please pass by this info for me. Thanks so much!

Before you drop the listing, find out if you can--that is, if someone has looked at the house with a realtor, you may still have to pay commission. Maybe your realtor will change here 6% commission--How long do you have--and if you sell FSBO right away etc check the legal stuff first--and are you knowleable enough to do this--have people, any one look at your home anytime--not know if qualified or not--come with a realtor etc. Good luck
